Assists and works under the direct supervision of the lead Maintenance, performs necessary repairs and preventative maintenance throughout the entire property. Maintains rental units as they become vacant, ensuring an adequate supply of rental units ready for occupancy and sales presentations. Dimensions: Responsible for maintaining cleaned and repaired condition of the property interiors, exteriors, and site using company-supplied materials and equipment and following manufacturer’s directions for same. May be required to provide support and rotate on-call duty with the Lead Maintenance. Uses company-supplied materials and equipment and must be able to understand manufacturer’s recommendations and directions regarding same. This is a line position with indirect impact on company funds. Essential Duties: 1. Monitors and assists in the completion of make ready units. 2. Trouble-shoots, diagnoses and corrects minor air conditioning failures (i.e., low Freon, bad compressor, fan motors, etc.) Appropriate EPA certification may be required. 3. Trouble-shoots, diagnoses and corrects minor heating failures (i.e., replace heat strips, exchangers, thermocouplings, etc.) 4. Trouble-shoots, diagnoses and corrects minor appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermocouplings, etc.) 5. Repairs minor electrical problems (i.e. change out switches, receptacles, fixtures, etc.) Works with high voltage 110-220 volts. 6. Repairs minor plumbing problems (i.e., change out bibbs, seats, pop-up assemblies, operate sewer machines, sweat copper lines, maintains boiler logs, etc.) 7. Provides minor carpentry and sheetrock repairs (i.e., remove/replace door frames, patch holes in sheet rock, apply texture, repair subfloors, repair cabinets, etc.) 8. Assists in monitoring inventory of maintenance and cleaning supplies, facilitating accurate replacement orders. 9. Performs necessary repairs and preventative maintenance on rental units as they become vacant, maintains adequate supply of rental units ready for occupancy and sales presentations, may assist as required and assigned in painting of interior units, office, clubhouse, laundry rooms, common areas, and occupied units. 10. Makes-ready vacant apartments using company authorized make ready checklist. May be required to perform housekeeping duties in the make-ready. 11. Repairs/patches carpet and re-stretches, installs vinyl tile, or sheet goods. 12. Rekeys locks and cuts keys. 13. Continuously inspects the property for safety hazards that pose a liability or potential liability and corrects same immediately, advising supervisor of necessary action. This includes patio/balcony and storage area cleanliness. 14. Shares on-call duty with Lead Maintenance and is available at all times via cell, unless previous arrangements have been made. 15. Performs reasonable duties under supervisor’s direction in completing resident work orders and requests for service. 16. Incorporates both safety and customer service in performance of all job duties. 17. Maintains a consistent and punctual attendance record. 18. Performs other reasonable duties as assigned. Must be able to work outdoors constantly in all weather conditions with a frequent need to work indoors. Must be able to work in a fast-paced and customer service oriented environment. The Assistant Maintenance Technician- Make Ready must be able to take instruction and direction from supervisors and interact with co-workers, guests and vendors in a professional and pleasant manner.
