Need land to use for LARP, willing to pay per person

Hello and good day. This may be an odd request but I am looking for a large piece of land to host a Live Action Roleplay Events on the weekends. We have 4 clans that need various territory and state park land is too public, National Forests too far away for some of the players. We are trying to create an immersive, private group of campsites that mark the various territories for each clan. As stated, we are willing to pay a reasonable amount per person for the use of this land, and follow whatever rules are set forth by the owner. We intend to leave no trace behind after events. We must be able to set up tents and build fires, and stay for overnight events. Creeks/lakes on site are preferred. within 50 mile radius of Chattanooga preferred.
