The Maintenance/Facilities Coordinator manages and assists in the completion of the day-to-day activities involving all clubhouse repairs, docks, general maintenance needed for equipment, furniture, masonry and building structures. Responsibilities also include the maintenance of swimming pools, tennis courts and paddle court tennis area. Supervises the maintenance of parking lots, landscape as well as any other club property. The position supervises and coordinates the work of employees/vendors who repair and maintain building/facility, equipment and machinery. DUTIES AND RESPONSIBILITIES Ø Performs regular site inspections of building, harbor, pool, tennis courts, paddle tennis courts, parking lot, lift station and grounds. Maintain log of these inspections. Ø Daily walk thru of harbor in season/Meet with Harbor Master Regularly Ø Maintain preventive maintenance schedules on all equipment in building, harbor, pool, tennis courts, and paddle courts.Ø Troubleshoots malfunctions and responds to service calls.Ø Plans, implements and administers the energy management and preventive maintenance programs.Ø Maintains and monitors fire, phone, data, music, audio/visual systems, cable and TV systems for all facilities.Ø Assist in preparing all necessary reports required by the city and county concerning safety, health and fire and provides for the renewal of all permits and licenses.Ø Prepares maintenance repair requests and has GM sign off prior to starting repair. Calls in outside contractors when needed and oversees and inspects contract work. Communicates with GM with status of each repair.Ø Maintains list of all paint brands and colors used throughout clubhouse, pavilion, bath houses, tennis building and paddle tennis house, always having touch up paints available when needed.Ø Maintains binder of pictures of all room standards including art work throughout building. Ø Monitor and control supplies and equipment; orders supplies and tools as necessary. Ø During shutdown an inventory of all supplies and maintenance equipment is necessary to make plans for upcoming season. Ø During shutdown coordinates Centennial Projects, timelines, prep work, etc. Ø Coordinate pool/bath houses opening and closing, harbor water opening and closing and sprinkler systems opening and closing. Ø Put up and take down of tennis screens and coordinate annual topping of tennis courts. Ø Coordinate awning installs and take down for season and make evaluation of repairs necessary for upcoming season.Ø Order cords of wood, making sure to have enough in house to maintain fireplaces during the winter season.Ø Order salt and melting chemical for paddle tennis courts to have available when season starts. Ø Put up and take down of winter windows on pavilion. Ø Clean and store all pool furniture, umbrellas, cushions, and flower containers. Inspect and lock pool areas at end of season. Ø Put up and take down temporary flower containers for season.Ø Make sure that front parking lot is always clear of debris and portico is maintained for cleanliness.Ø Maintain OSHA safety procedures for personnel and vehiclesØ Maintain daily/weekly/monthly housekeeping checklist to provide to house person which will be filled out and turned in for your files.Ø Maintain list of active maintenance vendors.Ø Meet with GM weekly.Ø Participates in general repairs such as painting, patching walls, hardware, hanging shelves and landscaping. Ø Assists house person with room setups when necessary. Catering department will provide catering orders one week in advance to make preparation for set ups.Ø Possession of a current and valid motor vehicle operator’s license.Ø Attends weekly managerial staff meetings.Ø Makes necessary repairs in-house when applicable.Ø Maintains and updates calendar or recurring projects, oversees their completionØ Assists with preparation of annual budgeting of repair and maintenance, energy and capital needs Physical Requirements and Work EnvironmentWork is performed indoors and outdoors, and all types of weather and temperature conditions. Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp and make repetitive hand movement in the performance of daily duties; to climb ladders; to lift, carry, push, and/or pull moderate to heavy objects (up to 50 pounds) and to verbally communicate to exchange information EDUCATION and EXPERIENCE High school diploma or general education degree (GED) required. Knowledge of Mechanical,Electrical, HVAC, & Refrigeration. COMPENSATION Salary based on experience ($40,000- $45,000) Medical, Dental after 60 days (with 20% co-pay for self) Paid Vacation & Holidays Participate in Holiday Bonus Fund
