Roving Apartment Maintenance Technician Position Available Be part of our team! We are looking for an experienced, customer-service focused individual to join our Property Maintenance Team, where you will assist with maintaining the physical condition of the community according to company standards. The position is a full-time (40 hours per week) weekends and being on-call is a must. The Maintenance Technician will be responsible, but not limited to executing maintenance requests by diagnosing problems, making repairs, and ensuring that service requests and repairs are made in a timely manner. Experience is required. Job duties and responsibilities are as follows: • Prepares apartments for move in by performing all required turn over tasks, maintenance and repair tasks • Notifies supervisor and management concerning needs for major repairs • Maintain exterior of buildings/ grounds • Regularly attends staff and safety meetings • Basic appliance repair • Plumbing repairs • Electrical repairs • Installation of drywall, patch, and texture • General carpentry • Painting of interior and exterior • Climbing roofs safely • Crawling and working in low reduced spaces • Must maintain a professional demeanor at all times • Frequently moving big and heavy appliances and machinery safely and requesting assistance as needed • Will be on call for emergencies as assigned • Reports to GM Supervisor with supplies needed or additional repairs required • Performs all other duties as assigned • Daily property walk-thru to ensure safety and cleanliness • Prioritize and address resident maintenance requests & maintaining accurate records and inventory used for each work order. • Plan preventative maintenance work. • Control the work order process, parts ordering, and inventory storage. • Ensure compliance for property inspections. • Assist Manager in maintaining resident satisfaction • Clean-up work will be as necessary • Change out of appliances • Pick up materials, Home Depot or Low’s Skills: • Apartment maintenance background • Great communication and attendance • Professional and positive attitude • Follow instructions and be able to receive feed back • Willing to learn and improve work tasks • Work well with team Must Provide/Have: A minimum of 2 years maintenance technician experience Residential construction experience Tools Work boots Verifiable References Valid driver's license Must have truck reliable transportation Knowledge of Fair Housing and OSHA Previous experience in work order management software highly preferred as well as MS Office products, Excel, Word and Outlook.
