Palm Beach Landings Condominium Association, Inc, Maintenance Technician Job Responsibilities Full time, take-charge building and property maintenance person for mid-size, 96-unit condominium association. Diverse position involving day to day maintenance, handyman skills, grounds keeping and common area property upkeep. Must have good mechanical skills, be outgoing and personable, self-motivated, and physically able to perform laborious tasks. Works in coordination with the Association’s CAM and reports to The Board of Directors. Requirements: • Seeking an honest, outgoing, person of integrity willing to make a long-term employment commitment in our friendly community. • Physically able to routinely lift 50lbs, bend, climb and walk. Able to spend extended periods of time outdoors. Able to walk through two six story buildings, the mechanical rooms, and the grounds on a daily basis. • Respond to emergency situations calmly and effectively. Be on call 24/7 for the Association in case of an extreme emergency situation. • Ability to work well with others, and communicate effectively with the Board, CAM, residents and vendors. • Capable of working independently and staying on task without oversight. Follow up and follow-through with outstanding issues. Non-smoker preferred. Property Maintenance Duties: • Conduct daily and periodic site and common area inspections to ensure ongoing quality of care and identify necessary repairs. • Possess adequate knowledge of plumbing, electrical, carpentry and heating standard practices. • Perform daily functions of the property including the maintenance of the grounds, amenities, parking, pool area, dock, equipment and all building systems. • Perform custodial work, including dusting, sweeping, mopping, vacuuming, trash removal, cleaning windows, pressure washing etc. in the common areas. • Checking control panels and electrical wiring to identify issues. • Check functionality of fire alarm systems, security gates, sprinkler systems, the building code entrance system, the entry doors, generators and the elevators. • Monitor city water by checking for excess building water usage and be able to investigate to determine the source. • Check the pool and spa system daily to ascertain any mechanical problems or possible issues and contact vendor if necessary. • Perform light maintenance painting or minor plumbing and equipment repairs as required. • Do garden/yard upkeep including mowing lawn with riding lawnmower, trimming bushes, and tending to community gardens and flower beds. • Keep accurate records regarding preventive maintenance, work orders, inventories and stock. • Be the eyes and ears for the Community. Provide suggestions or propose solutions for improvements to the Board of Directors. • Relay condominium resident complaints and a community violation or violator to the CAM.
