Oakmont Properties is looking to hire our next Maintenance Technician to help out at 4 of our properties in the Westminster/Broomfield/Louisville areas. We will place you at a home property but will be required to help out wherever needed. Pay depends on experience but ranges from $18-$20 per hour. Painting, plumbing, electrical and general maintenance is a plus. We would love to find someone with multi-family experience, but we are willing to train as well. Duties and Responsibilities 1. Provide a daily, as well as a preventative, maintenance program to ensure the most economical, proper and safe condition of the property. a. Assist with the inspection of the property and all common areas each morning, to detect maintenance problems that require attention. b. Complete maintenance requests within 24 hours. c. Change all air-conditioning filters at least every six months and upon apartment turnover. d. Follow a preventative maintenance schedule. 2. Serve as on-call maintenance providing evening, weekends and holiday emergency service. 3. Respond to after-hours requests for lockout services. 4. Perform repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in. 5. Assist in painting vacant apartments. Paint interior of units throughout ranging 700-1400 square feet. Select units feature vaulted ceilings. The ability to transport 5-gallon buckets of paint is necessary. 6. Secure, repair and maintain any equipment owned by the apartment community. 7. Wear any uniform that is provided during work hours. 8. Provide all small hand tools necessary to perform routine maintenance (when applicable). 9. Comply with all Oakmont policies and procedures. 10. Perform other duties as assigned by the Maintenance Supervisor and/or Community Director. 11. Driving and operation of a golf cart might be required. 12. Completely change out all receptacle outlets throughout the property, high (requiring use of ladder) and low. 13. Trash pick-up, power washing common areas, carports and buildings, and general assistance with grounds maintenance required. 14. Ability to change out appliances from both upstairs and downstairs locations, including transporting old and new appliances, appliance installation and removal. 15. Ability to hang new light fixtures such as ceiling fans, overhead kitchen lighting, etc., including light fixtures in vaulted ceilings. 16. Assist with work order and unit turnover, including but not limited to: changing HVAC filters, plumbing maintenance and repair, electrical maintenance and repair, appliance maintenance and repair, drywall repair, paint touch up and carpentry maintenance and repair, etc. 17. Assist in maintaining pool equipment, possibly up to and including pool chemical monitoring requiring the use of a respirator.
