Facilities Maintenance Technician II position available at the Santa Clara Methodist Retirement Foundation, Inc., (SCMRF). SCMRF is a 501(c)(3) mission-driven nonprofit corporation, which owns and operates two affordable housing developments in the heart of California’s Silicon Valley: Liberty Tower in the City of Santa Clara and Wesley Manor in the City of Campbell. Liberty Tower has unfurnished studio and one-bedroom apartments and Wesley Manor offers unfurnished one-bedroom apartments and modified one-bedroom apartments for persons with physical disabilities. Our communities provide a welcoming environment for extremely low to moderately low income people 62 years of age and persons with disabilities 18 years of age. EOE Reports to: Facilities & IT Director Pay: Up to $25 DOE + Generous Benefits Package Classification: Full-Time, Non Exempt QUALIFICATIONS: Knowledge of: • Methods, practices and equipment used in facilities management and activities including a variety of building trades work. • Basic theory of electricity. • Tools and equipment used in building maintenance, reconstruction, and repair work. • City policies, procedures, regulations, and codes related to facility maintenance and repair. • Occupational hazards and necessary precautions applicable to building and mechanical maintenance work. • Preventive maintenance requirements and practices. • Safe work practices • Historic preservation rehabilitation standards. Ability to: • Run the daily maintenance operations of the property and buildings under supervision of the Maintenance Supervisor and Facilities & IT Director. • Inspect property and buildings for life/safety issues and report corrective action. • Identify building maintenance needs, prioritize work and take corrective action. • Be a self-starter and work independently in the absence of supervision. • Perform a full range of skilled building maintenance for extended periods of time. • Repair and maintain a variety of mechanical equipment. • As applicable, reads and interprets sketches, drawings, diagrams and blueprints. • Lift up to 50 pounds above the waist and carry heavy objects. • Use a personal computer and appropriate computer software. • Operate with a high level of personal organization. • Maintain a clean work area and shop. • Establish and maintain professional and cooperative working relationships with those contacted in the course of work. • Process service requests in a timely fashion, to the satisfaction of the Facilities & IT Director. • Receive general supervision from Maintenance Supervisor and Facilities & IT Director. DUTIES: Essential and other important responsibilities and duties may include, but are not limited to the following: • Perform preventative maintenance on buildings including but not limited to skilled carpentry, electrical, painting, plastering, dry walling, plumbing, heating, limited air conditioning and mechanical repair work, door hardware, keying, exit and emergency lighting. • As applicable, conduct daily physical plant inspections during the first maintenance shift and at the end of the last maintenance shift. • Repair electrical switches, outlets, lighting systems and fixtures. • Perform advanced level plumbing work including the installation, repair and replacement of plumbing fixtures including sinks, toilets, faucets, water heaters and pipes; clear obstructions from water and sewer lines. • Perform adequate level of carpentry work including the repair of balcony (stairs, decking, joisting, handrails, trim), walls, windows, siding, doors and other carpentry work. • Inspect building facilities daily to identify building maintenance needs; complete inspection and preventive maintenance reports; recommend, prioritize, and perform corrective maintenance as required. • Install, maintain and repair a variety of floor coverings such as carpeting, tile, linoleum and wood; experience with fabrication and installation of counter tops; experience performing simple repair of roof coverings. • Operate, maintain and repair a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, generators, pressure washers, landscape equipment, and various hand tools required for carpentry, plumbing, and maintenance skills. • Actively participate in the positive development of other facilities maintenance team members and the development of technical knowledge of the team. • Carry 24-hour on-call maintenance cell phone on rotation with other team members. On-Call and Emergencies: • Shares on-call responsibilities with the maintenance team. • Responds to resident service requests within 24 hours. • Assists with hazardous weather problems, fires, floods, freezes, etc. Safety Considerations: This position will regularly use hand tools, motor-powered tools/equipment and cleaning equipment and may operate company vehicles. May work in a variety of physical conditions, such as in close proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals. This position may be subject to atmospheric conditions that include one or more of the following conditions that affect the respiratory system of the skin: fumes, odors, dust, mists, gases, mold or mildew. The Foundation requires personnel who work with or around all chemicals and/or other substances to follow all company and industry safety standards. The worker may be required to function in narrow aisles or passageways. Physical/Mental/Organizational Capabilities: The individual must possess the ability to walk, stand, sit, bend, balance, climb stairs and lift, carry, push/pull a minimum of 50 pounds without assistance. While performing the duties of this job, the employee is generally required to reach with hands and arms; stand; walk; squat; and use hands and fingers to handle, feel or operate objects or controls; use repetitive motion and substantial movements (motions) of the wrists, hands, and/or fingers. In all cases where lifting is required, assistance should be requested and proper lifting equipment should be worn/used. The ability to pay attention to detail, problem solve, troubleshoot, and make decisions is required. EXPERIENCE AND TRAINING GUIDELINES: Any combination of experience and training that would likely provide the required knowledge and abilities may be considered. A typical way to obtain the knowledge and abilities would be: • Experience: Three years’ experience in facilities maintenance. • Training: Documented completion of trades coursework if recommended by SCMRF. • License: Possession of valid driver's license. • Certificates: Any current Trade Certificates. WORKING CONDITIONS: Travel from site to site; some exposure to dust and noise; some heavy lifting, standing, climbing; may work at heights; may work in inclement weather conditions. Work week includes Monday through Friday with occasional on-call availability nights, weekends and holidays required.
