Full-Time Janitorial Supervisor Position Available. Position is in the late afternoons and evenings but could also possibly include some mornings and early afternoons: candidates must at least be available during afternoons/evenings but would ideally be available anytime. Position is approximately around 6-7 hours a night more or less depending on the circumstance. The work days of the position are Monday-Friday and the work hours range anywhere between 3pm-12am (this is just a projected hourly work range; work routine is not a daily 9 hour shift—candidates must report to the client management work site at 3pm each day for up to 2 hours or less then travel to work sites to work on different projects depending on the task(s) at hand). REQUIREMENTS: It is preferred that candidates have at least five years experience in management and janitorial or facility services and required that candidates be able to pass a high security fingerprint background check (No felonies or distinctive misdemeanors can be present in the history of the candidate, including dismissed cases). Candidates must have a valid drivers license and their own reliable and working vehicle for travel to and between buildings. Candidates must also have the basic skills to be able to use a Laptop and Smartphone (to be provided by the company) for communication purposes and navigating time clock software. RESPONSIBILITIES: · Ensuring the successful and satisfactory completion of all required cleaning routines by janitorial staff at all contracted facilities at their designated times (primarily evenings and late evenings with some buildings currently serviced in the morning and early afternoon); there are 17 buildings totaling to about 700,000 sq. ft. with the possibility for additional buildings to be added. Cleaning routines would consist of routine janitorial services (Dusting, Vacuuming, Sweeping, Mopping, Restroom Cleaning, Taking Out Trash and Replacing Liners, Disinfecting and Wiping Down/Scrubbing Surfaces Clean, Glass/Mirror Cleaning, Adequately Stocking Soap/Paper Products, etc.) · The supervision of about 37 part-time janitorial staff members between all facilities through more could possibly be added or removed. · Coordinating the process of hiring new staff members—with building managers if applicable—and terminating current staff members as necessary with the area manager; training new hires and coaching current staff at their respective facilities and instructing them on the details of their cleaning routines; collecting info from new staff members for payroll purposes and uniform t-shirts. · Assisting janitorial staff with cleaning duties as necessary, such as in the instance of when a staff member is unable to clean their facility or in-depth detail cleaning/special projects (such as stripping/waxing floors, tile/grout scrubbing, disinfection electrostatic spraying, and carpet extractor cleaning). · Conducting weekly and daily inspections at all customer facilities, noting areas of concern and areas of quality to determine the overall performance of staff members; addressing areas with the staff members in question and taking actions that are appropriate in maintaining an excellent standard of cleaning consistency and quality. Organizing and sending periodic inspection reports through outline lists, forms, or software as designated and required. · Maintaining open, effective, responsive, and prompt communication with all staff members, client/contractor management, and customers via phone calls, text messages, mail, and e-mails. The ability to be contacted on a 24/7 basis is required though the position is essentially Monday-Friday in the late afternoons/evenings and could involve some mornings and afternoons. Professional and courteous customer service interaction and relationship development is essential and required. · Taking camera phone photos of cleaning corrections and sending them to contractor/client management when necessary with the supplied smartphone. · Tracking, structuring, and maintaining allotted work hours regarding staffing via time clock software and sending pertinent info to client management or contractor management for payroll purposes. · Monitoring supply levels in janitorial closets to insure that stock levels are secure; reporting supply orders to contractor and client management on the designated day of the month; coordinating the completion of receiving, distributing, and stocking the supply orders upon arrival. · Attendance of meetings with clientele management and contractor management when applicable. · Verifying that all staff members are clocking in and out on the time clock machines and checking communication logs at all locations (if present) and that cleaning requests and complaints are being addressed and completed by all janitorial staff. · Ensuring that all staff members are wearing their uniforms and ID badges and procuring uniforms and ID badges for staff members from contractor/clientele management. · Ensuring that all staff members are operating and storing cleaning equipment and chemicals correctly in order to confirm that all safety provisions are being followed; reporting damaged equipment that is in need of repair or replacement to the area manager and possibly conducting a repair if necessary and capable. · Verifying that all safety protocols are being followed by all staff members, such as locking any required doors that need to be locked after cleaning; arming security systems; placing wet floor signs out before mopping; not mixing different cleaning chemicals together; always using personal protective equipment; etc. · Delivering supplies and/or equipment between and/or to locations as needed. · Confirming a full understanding of all contracted customer facilities, SDS book/communication book locations; cleaning routine schedules; details of building keys and securely possessing them when assigned; and alarm codes. · Reporting maintenance issues (light bulb out, toilet not flushing, time clock not working, etc.) to client management and instructing staff members to report maintenance issues to the supervisor. · Ability to use phone apps like google translate to communicate with staff that do not speak english is required and bilingual ability to speak Spanish and English is a plus (all current staff members speak fluent english). · Ability to perform any other duties that are assigned by the Area Manager or contractor management may be expected and required, such as possibly attending bid meetings and working on assignments in nearby accounts.
