KS Partners, LLC Job Title: Facilities Technician Function: Under the supervision of the Property Manager, oversees complex repair, modification and preventative maintenance tasks on commercial buildings, facilities equipment, fixtures and systems. Responsible for troubleshooting, repairing and maintenance of standard facility property, plant and equipment. Manages vendor performance, bid collection and overseeing capital and construction projects. Maintain necessary documentation to track work orders, security access logs, incident reports etc. Duties and Responsibilities: • Ensure all building systems are up to code and in proper working condition • Log and complete work orders • Coordinate plumbing, electrical and HVAC preventative maintenance and repairs • Monitor life fire safety systems, perform routine visual inspections • Work in a team environment, communicating daily with Property Manager/Property Coordinator on status of on-going projects • Ensure outside vendors and contractors meet KS Partners specifications of cost containment and value add vendor management • Proactively interact and communicate with tenants • Conduct routine building inspections and correct deficiencies as applicable • Collaborate with construction team to manage tenant improvement projects • Ensure that routine and complex building maintenance tasks are completed in a timely fashion • Prepare property condition reports • Take responsibility for overall condition of all assigned properties • Assist in developing scope for contractors, capital improvements, major R&M projects • Understand and monitor property budgets and purchasing approval process • Perform miscellaneous duties as assigned Required Skills, Knowledge and Technical Ability: • Ability to present information in a clear and concise manner, both written and orally. • Proficiency in Microsoft Office applications and general computer use and ability to learn specific property management software as presented and taught. • Thorough knowledge of HVAC, plumbing, electricity and mechanical equipment • Hands on knowledge of custodial practices, carpentry, snow removal and landscaping • Reliable mode of transportation • Above average interpersonal, communication and strong organizational skills with the ability to multi-task • Industry knowledge of suppliers and service providers in property management • Ability to bend, climb, work off of a ladder and lift minimum of 50 lbs Education Level.
