Garage ADU Conversion: Need foundation/framing/plumbing/electric/paint

I am a general contractor doing a garage conversion to a 2 bedroom, 2 bathroom granny flat. The new floorplan is shown in the picture. It involves a 12'x20' addition to the garage, plus bringing any existing garage framing up to code. It is 730 square feet. I'm looking for people to help with: * Foundation, including materials and labor, excavation for footings and expanding the garage with a 12'x20' section, and concrete fill to the sill level of the existing structure. * Framing, including materials and labor, expanding the garage with a 12'x20' new addition, sheathing and vapor barrier, new roof rafters with air vents, and bringing the existing structure to code with exterior shear walls and putting up interior walls. Also installation of exterior doors and windows and exterior casings, where the materials will be provided to you (1 entry door, 1 slider, 7 windows) * Plumbing for water, sewer, and electric, including concrete demo for below slab rough-in. All materials provided. * Electrical rough and finish, all materials provided. * Painting exterior siding and all interior on top of new, textured drywall. If you are licensed, that's great, we'll pay you 1099. You need to provide proof of worker's comp for employees and proof of liability insurance. If you want to subcontract the work, we'll need to hire your subcontractors directly, but we can pay you a fee to use them. If you are not licensed, that's okay, we'll pay you W2 wages through our company, taking out taxes. You'll be able to see the project in person before giving me a firm, actual bid. Right now I'm just looking for you to give me a ballpark estimate from the picture. I'm not going to waste your time going out there if your ballpark estimate is significantly higher than everyone else's. Any questions, please email me.
