We consider the employees of NRC to be one of our most valuable resources Property Management Maintenance Position Purpose: Performs general upkeep and repairs and maintenance of office and properties managed by Northwest Realty Consultants. Provide great customer service to office and owners of the properties in order to ensure a safe work environment. Accountabilities: Basic Function Provides a variety of general labor services and building technical services. • Computer skills to perform review and close work orders • Pulling weeds and pruning • Keep walks clean • Replace interior lamps and replace exterior lights • Requisitioning and purchasing of materials • Vacancy cleanup • Replacing ceiling tiles • Perform emergency light checks • Appliance mounting and installation • Painting • Customer Service; problem solver • Repair toilets an urinals • Power washing • Adjustment of door closers • Minor irrigation repairs • Key cutting for properties • Performs carpentry work in the renovation, alteration, maintenance and construction of buildings, floors, roofs, partitions, doors, windows and wooden fixtures. • Performs a variety of skilled bench work in a shop. Operates a variety of specialized equipment, hand and power tools, including power sprayer, power saws, drills, chain saws, and others. • Performs minor plumbing work on water and sewer lines and other plumbing fixtures. Installs and repairs new lines, fixtures, pumps. • Performs a variety of minor electrical installations and repairs. Work Coordination and Paperwork • Must be good time management and organization skills. • Complete work daily for work orders daily for accurate billings for owners and payroll. • Submits all paperwork to the Property Manage within 48 hours of completion of each day’s work. Customer Service • Presents a professional, positive and helpful attitude always when interacting with customers and co-workers. • Observes additional maintenance needs requiring attention and reports those to the appropriate supervisor. • Performs other assignments, which may not be recurring. Positions Reporting: Principal Broker and Property Manager Core Competencies: Maintenance Team members Requirements: • Methods, techniques, materials, tools, and equipment used in maintenance, repair and construction work. • Codes, rules, regulations, and operational procedures pertaining to the repair, maintenance and, machines, and equipment. • Safe working methods and procedures. • Technical aspects of the building maintenance trades. Education/Certificates/Licenses/Registration: • High School Diploma or GED. • 1- 2 years Technical School preferred. • Valid State driver’s license and reliable transportation required. Job Type: Full-time Salary: $15.00 /hour Experience: • maintenance/janitorial/landscaping: 1 year (Preferred)
