We manage over 200 buildings, representing 4,500+ units, all in the Denver Metro area. Our maintenance team focuses on maintenance ONLY. We have an internal grounds team, painters, and vendor out snow removal. **For this position, you will be placed in a portfolio consisting of 350-600 units in 15-20 buildings. You will work on a team with a Portfolio Manager, Assistant Portfolio Manager, and 2-3 skilled maintenance technicians. Come join us by applying here: Job Responsibilities: -- Unit turns o Pre-walk units prior to resident moving out o Order needed materials and schedule out vendors o Turn unit once it is vacant o Communicate to Portfolio Manager the scope of work and timeline -- Work orders o Address all work orders within 24 hours o Troubleshoot issues, order parts as needed, or call out a vendor if necessary o Communicate with tenant and team of the status of the work order and when completed -- On-call o $100 bonus quarterly, and extra for holidays o Paid time and a half for worked hours o 1 day duration, every 19 days – totaling roughly 20 days a year Skill Set required: · Plumbing - Sweat/solder pipe, Repair/Replace toilet flush valves, faucets, disposals, and shut-off valves, Snake sinks, tubs, toilets, etc. · Electrical - Change lights, outlets, fixtures, and ballasts · HVAC - A/C units and swamp coolers, Boilers - Replace circulating pump, maintain temperature controls and boiler efficiency · Drywall - Patch, replace, mud, and texture big or small Compensation Package: · $20.00 - $22.00 per hour or $41,600 - $46,000 per year, based on experience · UT commissions, monthly · NOI bonus, quarterly · 2 weeks of Paid Time Off - includes personal, vacation and sick time · 9 Paid Holidays - includes your birthday · 401k – 100% vested after 90 days, up to a 4% match of gross salary · Medical (90% paid by Cornerstone), Dental, Vision, Accident, Critical Illness, Hospital, and Life Insurance · Company cell phone · Mileage reimbursement · Fun events – Friday happy hours, Pride parade, City Park Jazz, Rockies game, Halloween party, holiday party, and annual department trips...we like to have fun!!
