Smart Property Management is seeking an experienced Maintenance Technician to handle a variety repair maintenance issues. Smart Property Management manages and maintains several rental properties throughout the north, west and south sides of the city. Applicants must have their own tools and dependable transportation. The ideal candidate will have knowledge and experience in the following areas along with the ability to communicate on a daily basis with our property managers. Skills will include but are NOT limited to: Plumbing; install water heaters, repair broken pipes, Rodding sinks, toilets, and all drains interior and exterior. Electrical; replace outlets, light fixtures, change out breakers Drywall repair; mudding, sanding, jointing corners, water damage repair Painting; exterior painting, interior painting Appliance repair and installation; basic troubleshooting and repair Carpentry; repair door frames, window frames, fence repairs, trim work Responsibilities: Inspect properties, including common areas, on a regular basis and coordinate any repairs. Investigate tenants’ concerns and coordinate repairs with internal maintenance staff or outside vendors. Ensure that on-call maintenance and emergency response is executed, as required. Maintain professional standards with all residents, employees, vendors and contractors. Ensure that residents’ concerns are appropriately addressed in a timely manner. Inspect vacated units to determine needed repairs or maintenance; creates work orders. Follow through to ensure complete resolution of tenant requests. Ensure the delivery of great customer service to residents. Facilitate internal updates for ongoing maintenance projects. Communicate with the Maintenance Supervisor as well as with tenants Work well under pressure, exercise good judgment when making decisions and handle stressful situations in a mature, professional manner. REQUIREMENTS: Must have own tools. (Bigger items like rodder & large ladders will be provided) Must know how to use smart phone, and use our work order platforms Must have own automobile and valid driver's license with insurance. Minimal on-call emergency hours may be required. Must commit to full-time employment--not for contractors. OTHER VALUABLE SKILLS, but not necessary: HVAC/Boiler Systems: Furnace/AC troubleshooting, boiler troubleshooting (both steam and water) for 6+ unit buildings as well as single family homes. Job Type: Full-time Pay: $15.00 - $25.00 per hour
