Job Summary: Maintenance Technician is responsible for diagnosing, repairing, and/or vending out work orders in a timely manner at all facilities. Strong HVAC, and appliance repair knowledge / background is a plus. This position has a regular Monday-Friday 8:00am – 4:30pm workday at all properties. This position reports to the Facilities Management Director. Duties and Responsibilities include: • Quickly and correctly handle Commercial Work Order Requests. • Plumbing: Diagnose, repairs, make repairs, & snake lines. • Electrical: Basic knowledge. Repair breakers, replace plugs, and diagnose issues. • Painting: Basic painting skills. Prep, paint, and clean-up. • Carpentry/Drywall: Basic skill and knowledge. • Cleaning: Make ready cleaning of apartments and occasional trash haul off. • Landscaping: Basic knowledge of irrigation systems and ability to repair. • Appliance Repair: Knowledge to diagnose and repair. • Respond to after-hours emergencies on a rotating basis with other Maintenance Technicians. • Assist off-site property managers with tenant lockouts. • Curb Appeal: Keep properties clean, free of trash & looking good. Occasional trash enclosure cleaning up. • Clean, stock, and supply properties with parts & cleaning supplies. • Place orders for parts needed for appliance repair. • Cooperate with all staff and promote a safe and productive work environment. • Other duties as needed. Required Skills • Five years of experience Commercial or Residential Multi-Family Property Maintenance. • Effective written and verbal communication skills. • Strong organizational skills. • Ability to work weekends. • Maintain privacy of tenants and co-workers. • Ability to work independently and self-task. • MUST have own tools. Damaged tools will be replaced. • A strong sense of teamwork. • Excellent communication skills. • Must be able to lift 50 lbs, bend, stretch, stand for periods of time, climb ladders, climb stairs, sit, and walk. • Strong knowledge and ability in the area of appliance repair. • Must be able to successfully pass a background check. • Must have reliable transportation and able to travel from property to property, as needed. • Clean DMV driving record and driver’s license. • Track record of delivering high quality, timely customer services in a demanding environment.
