Multifamily Residential Maintenance Technician Regional Property Management Firm is seeking a full time Maintenance Superintendent for their 90-unit high rise affordable housing facility in Trenton, NJ. Three years minimum experience in a residential multifamily facility or related field is preferred, along with a high school education and/or equivalent technical training. Qualified applicants should possess: • An attitude that is consistent with the culture of the firm, specifically, professional and respectful behavior toward tenants, vendors, suppliers, and other team members. • The willingness to work directly with the Property Manager. • Emergency availability should be anticipated in response to emergencies and other staffing situations as they arise • Previous experience with and knowledge of HUD housing is a plus (not required) • A valid driver’s license and acceptable driving record. • Familiarity with performing inspections: • Routine inspections of all exterior and interior areas • Regularly scheduled inspections of all residential units that are coordinated with tenants and the Property Manager • Hands on maintenance expertise: • Carpentry & General Maintenance: patching/painting/caulk, doors/windows/hardware adjustments/ replacements, cabinet/shelving/countertop repairs/ replacement, window shade repairs/replacement. • Plumbing: clear blockages, repair/replace fixtures and fittings. • Electrical: bulb and battery replacements, light repairs/ replacement of outlets, switches, circuits, etc. • The prompt response to tenant and staff generated maintenance/service requests including communication with staff and tenants from inception through successful completion. • Knowledge of all building systems with self-performed equipment maintenance tasks (filter changes and adjustments) and coordination of third-party certifications on building systems (fire extinguishers, fire suppression system, elevator, emergency generator, etc.) • Other duties as assigned. • Related Position Information: Full time position available immediately with 90-day probation period Salary commensurate with experience May be required to pass criminal background and drug screening tests Benefits include: • Paid Vacation • Paid sick time
