We are looking for an experienced maintenance technician This position functions as the Maintenance Professional for Solutions Property Management, LLC (Multiple Properties). Maintain efficient operation and upkeep of managed buildings and grounds in a manner that supports tenant retention and conforms to the budget provided by the property, with little direct supervision. Provide in-office and external support, as necessary. Make recommendations regarding budgeting for repairs, capital improvements, procedures, etc. Work hand-in-hand with the Operations and Leasing Manager to ensure that vacant units are made rent-ready as a routine part of the job scope. A Maintenance Technician must have knowledge of trades related to building maintenance and repair as well as knowledge regarding the machinery, equipment, and tools necessary to perform the job functions. Knowledge of occupational hazards and safety precautions. The Maintenance Technician needs skills in using hand and power tools. The ability to establish and maintain effective working relationships and to communicate effectively, both orally and in writing, are necessary skills. Although the Maintenance Technician will be responding to a known issue that was reported by tenants, it is with the same importance to identify any potential maintenance issue that may arise with in the property. It is also expected that the Technician will be able to educate the tenant for any information which may prevent possible maintenance issues within the unit. Facilities Maintenance/Responsibilities: • Perform routine preventive maintenance to ensure equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate. • Perform preventative building maintenance duties such as changing furnace filters, spraying insecticides, etc. • Perform routine plumbing repairs such as running toilets and sinks, replacing / repairing faucets, fixing water leaks, troubleshooting garbage disposals, dishwashers, washing machines etc., as needed. • Perform routine electrical repairs such as changing light bulbs, replacing ballasts, light fixtures, ceiling fans, garage door openers, switches, outlets, circuits, etc. • Maintain adequate inventory of supplies to eliminate delays with repairs. Work with the operations manager to order parts, supplies, and equipment. • Record type and cost of maintenance or repair work accordingly in AppFolio. • Paint and repair roofs, windows, doors, floors, woodwork, plaster, drywall, and other parts of building structures including filling in small holes caused by nails or dings (normal wear & tear items), and patching holes and touch up paint. • Assemble and move furniture, hang pictures, move and set up model units / guest suites / community room. • Replace screens, garbage disposals, fixtures, appliances, blinds and locks repair door closures and/or replace doorknobs or locks. • Engage in seasonal work such as fill-in snow removal, to include shoveling or laying down rock salt to prevent slipping. • Grounds keeping including mowing grass, pulling / spraying weeds, trimming and pruning trees and shrubs, maintaining parking lot cleanliness. • Pick up trash in common areas of the buildings and on the grounds of the property as needed. • Occasionally perform custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. • When needed perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves. • Occasionally repair soffits and downspouts • Periodically inspect all units, building and common areas, performing repairs and janitorial assistance. • Make sure storage areas and entrances are locked and adequate lighting in all areas is maintained. • Must be aware and conform to all safety requirements while working on the properties and operating motor vehicles. • Perform work as necessary to get units rent-ready, whether damage is caused by a previous tenant or the unit is being upgraded to make it more leasable. This may include items such as adding back splashes; switching out appliances, vanities, light fixtures, mirrors, toilets, etc.; painting walls, doors, cabinets; repairing holes in walls/doors; replacing missing light bulbs; replacing missing door stops; leveling bi-fold doors; etc. • Perform all other duties assigned and those that may be necessary to achieve company goals.
