PRIMARY RESPONSIBILITIES Provide association maintenance and community patrol. Inspect assigned common areas as directed. Hours of work: 11 pm - 7 am, Friday - Tuesday. ESSENTIAL FUNCTIONS OF THE JOB 1. Empty all common area trash cans when full or close to full, and insert new trash bag. 2. Rotate trash dumpsters when full or close to full and prepare dumpsters for collection. 3. Round up luggage carts and return them to elevator areas on ground level. 4. Clean lobby, elevators and pool restrooms. Operate floor scrubber and carpet scrubber. 5. Be alert for any spills or water on tile floors, including elevator cabs. To help prevent slipping, dry mop those spills promptly. Vacuum carpeted lobby stairs and floor mats as needed. 6. Straighten pool furniture, clear pool deck of trash and toys. 7. Inspect the parking deck and garage for trash or violations. 8. Periodically inspect the East & West BBQ grills during this shift, turn off gas burners if left on & unattended. 9. Check outside and indoor lighting and replace burned-out light bulbs when needed and if safe to do so. Otherwise, alert supervisor to replace any light bulbs. 10. Inspect building for noise violations and address them with owners or guests when warranted. 11. Inspect the building for quality assurance purposes. Make notes of problem areas or damages for supervisor to review using the CMMS management alert function. 12. Become familiar with the SBT Rules & Regulations, and enforce rules in a kind and respectful manner. 13. Assist owners and guests with questions or concerns. 14. Assist emergency vehicles that arrive on property. 15. Attend to emergency call requests from owners and guests i.e. smoke detectors going off, emergency plumbing issues, lock-outs, etc. Refer guests to their respective Rental Management Company with issues that can’t be resolved by the association i.e. refrigerator doesn’t work, guests don’t like the unit, etc. 16. Positive, helpful, friendly attitude required. Team work and respect amongst all association staff is required. Attendance as scheduled is required. Clean uniforms must be worn. 17. Practice and promote safety at all times, reporting potential safety issues or injuries immediately. 18. Perform other duties as assigned from time to time. Skills and Requirements: Some maintenance skills i.e. knowledge of tools, plumbing and minor electrical skills. Excellent interpersonal interaction skills. Excellent verbal and written communication skills. Well organized and able to effectively prioritize duties. Ability to work independently, make decisions and stay calm under pressure. Ability to effectively interact with a variety of individuals. Ability to perform the physical requirements and maintain stamina to walk and stand for long periods of time. Pre-employment and random drug screening and background investigation required. No smoking or vaping allowed on property. Education: High School Degree or equivalent, Security Training a plus Physical Requirements: Frequent (75% of the time or more): Sight, Hear, Speak, Walk, Stand, Bend, Twist Moderate (25% of the time or more): Push, Pull, Lift Occasional (less than 25% of the time): Sit, Climb, Run Lift and Carry Requirement: 50 lbs Outside Environment: Poor visibility due to evening hours, Hot, Cold, Humid, Wet, Wind, Sand Please send an email with resume or tell us about your experience.
