RENTAL PROPERTY MAINTENANCE

Family owned property management company looking for responsible and dependable, 10-99 employee, to handle property maintenance, service calls, and rental turns. This position will be responsible for, but not limited to, following up with tenants and resolving outstanding maintenance requests, ensuring recently vacated properties are in move-in ready condition, along with assorted general remodeling or maintenance tasks. This position will be on an as-needed, part-time basis, primarily between 8am - 5pm Monday - Friday, with the occasional nights and weekends, as needed. The successful applicant will have resources and experience in the following: • Plumbing | Diagnosing and repairing plumbing leaks, changing toilets, unclogging drains, repairing and replacing water heaters and installing new water lines. • Electrical | Hanging light fixtures, changing breakers, replacing light switches and receptacles. • Painting | Painting of apartment / houses (interior and exterior). • Carpentry | General carpentry such as hanging doors, installing shoe molding, quarter round, etc. • Appliance Installs | Retrieving appliances from stores, delivering, and installing refrigerators and stoves. • General Maintenance | Cleaning gutters, mowing, weed-eating, lock change-outs, replacement/installation of smoke detectors, apartment/house cleaning (interior and exterior), and assorted preventative maintenance. • HVAC experience a plus but not required • Ability to use phone for text messaging, taking pictures, and accepting work orders • Ability to keep track of hours and submit weekly invoices • Ability to professionally and respectfully communicate with tenants • Ability to occasionally work evenings and weekends, as needed • Valid driver's license • Access to pickup truck and/or trailer • Team Player and good attitude!
