Job Description UTILITY PORTER JOB SUMMARY: The Utility Porter is responsible for the appearance and general maintenance of the property structure and ensuring the building(s) are maintained and operating in a manner consistent with efficiency and cost effectiveness. This includes office buildings, retail buildings and common areas. DUTIES AND RESPONSIBILITIES Physically walk interior and exterior of property, remove litter, debris, and pet droppings from grounds. Including but not limited to: Transfer trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keep dumpster doors closed on windy days. Clean and sweep all outdoor recreational areas. Touch up paint & graffiti removal. Unclog drains. Walk flat roofs for debris and look for leak potential (includes climbing ladders). Check tenant leak reports to determine roof, HVAC or other- then call maintenance/vendor for attention. Change lightbulbs, inside and out. Check exterior lighting during the day (cover photo eyes, etc.). Vendor escorts (lock & unlock doors). Meter readings. Perform routine maintenance on property as requested. Order/pick up supplies and material as needed that may be used on a regular basis. Perform minor repairs and day to day repairs, improvements and preventative maintenance of building, equipment, lawn, and grounds, as directed by the Property Management. Perform inspections on vacancy spaces, for cleanliness and ensuring they are “Market Ready.” Respond in person to tenant with respect to tenant’s work order. Maintains records of customer interactions and transactions, recording details including actions taken. Prioritizes and manages daily workload to ensure successful completion. Responsible for the timely and accurate completion of assigned maintenance work orders and preventive maintenance tasks for multiple properties and reporting to Property Manager. DESIRED SKILLS AND EXPERIENCE Experience using hand and power tools Experience operating computer systems for service tickets, inventory, and maintenance records. Ability to communicate in a positive and professional manner with tenants, employees, and vendors. Available for emergency call-in, possible weekend and overtime shifts. Ability to exercise good judgment. Good customer service skills. Team player attitude. QUALIFICATIONS Must be at least 18 years of age Previous maintenance experience preferred, but not required if experience level is equal to performing necessary duties of job Valid driver’s license and clean driving record required High school diploma or equivalent Must be capable of maintain regular attendance, as required Must be able to work weekends and overtime, as required Must be able to follow and/or provide strong communication skills effectively through written and oral delivery in a manner appropriate for a healthcare/office setting. EFFORTS Sitting: 50% Walking/Standing: 50% Bending/stooping: working on projects below eye level Reaching/touching: reach with hands and arms, including raising arms above head to work on projects; use hands to finger, handle or feel objects, tools, or controls. Lifting/carrying up to 50 lbs. Climbing ladders or stairs Pushing/pulling carts or equipment on wheels WORKING CONDITIONS Exposure to high noise levels Exposure to electrical hazards Working at heights Working in enclosed spaces
