Construction Junior Project Manager / Assistant Project Manager Mike’s Home Solutions Mikeshomesolutions.com Who We Are: Mike’s Home Solutions, a General Contracting firm based in NYC is seeking an Assistant Project Manager for various projects in five boroughs of NYC. We are a relatively young crew of construction professionals with over a decade of experience in NYC. MHS takes pride in providing top-notch building construction services with in-house architectural design and project management team. Some projects include commercial installations, or “pop-up” events for industry leaders, in addition to high-end residential renovations. The Ideal Candidate: Someone who seeks to grow professionally with the company, and who is self-motivated. Minimum 2-5 years experience in construction with full range of responsibility: client relations, requisitioning, preparation of change orders, purchasing, scheduling, and supervision. Responsible for: Project Assistant Responsibilities A project assistant works with a project administrator, following directives in a support role. This might include handling details related to conducting research, drafting reports, keeping project management tracking systems updated and fielding calls and managing correspondence from project team members. • Read and understand all contract documents – drawings, specifications, building rules & regulations •Understand project budget •Be familiar with all owned and excluded scope of work •Manage the release and delivery of all long-lead items •Participate in job kickoff meeting and weekly project meetings •Be aware of and support all safety requirements and programs •Provide hardcopy drawings and other required documentation to field •Be aware of manpower requirements and ensure that foreman is providing Daily Roll Call, Manpower Requests, OT Requests •Obtain monthly invoices from suppliers and subcontractors – coordinate with Foreman •Participate in Operations and Project Management project reviews •Create and maintain man-loaded project schedules, to be updated at least monthly •Assess actual versus budgeted production rates and work with Field Operations to meet / exceed budgeted rates •Manage all financial issues on the project including invoicing and change orders •Manage the collection of open invoices •Price change orders through Quick Bid / On Screen Takeoff, issue CO’s and manage timely approval process •Provide weekly Project Status Report for internal review •Update manpower requirements weekly for at least the following two-week period and for any foreseeable significant increases or decreases in required manpower •Obtain regular schedule updates from the GC/CM and identify any changes in contract scope / time •Review material purchase orders with Purchasing for order approval •Notify GC/CM in writing of any work over and above base contract and follow up with formal change order consistent with contractual requirements •Manage client relations and identify potential areas to expand relationship •Manage all subcontractors and suppliers •Oversee Operations and Project Management project reviews Define required project material deliveries with the foreman / •Manage delivery schedule throughout the project •Maintain material delivery status information • Coordinate online photo documentation of construction process • Regularly visit the job site and be aware of all activities on-site • Oversee multiple Project •Management team personnel •Schedule with all trades and collect estimates from vendors • Have good communication skills, speaking Spanish is a huge plus • Must be able make site sketches and take accurate measurements • Work independently on various aspects of projects •Assist with production of constructruction drawings, CAD and SketchUp a plus • Ensure project is on schedule Requirements: • 2 - 5 years of on-site construction management experience • Understand the basics of taking site measurements and doing calculations for material needed • Excellent communication skills • Excellent computer skills Bilingual preferred •(English/Spanish) but not mandatory Professional Attire: • OSHA work boots • Face Covering required • Hard hat Job Type: • Full-time Benefits: • Opportunity to grow professionally within the company Schedule: • 8 hour shift, Monday to Friday, and some flexibility to do overtime Experience: • AutoCAD: 1 year (Preferred) Work Location: • Various locations, some remote work required.
