Job Description for: Maintenance Technician ESSENTIAL JOB FUNCTIONS: 1. Oversees the day-to-day maintenance operations of the community, including but not limited to work orders, unit turns, curb appeal, vendor and inventory management, and preventative maintenance 2. Maintains the highest level of customer service for prospects, residents, vendors, and corporate employees. 3. Compliance with company standards and laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, Environmental, and OSHA. 4. Position requires ability to work any of the 7 days of the week, 52 weeks of the year. It is critical that individuals possess the ability to work their scheduled hours plus any other scheduled hours to complete the job; must attend training classes as scheduled. Work schedules and location assignments are subject to change. Lastly, position requires on-call duty; must respond to emergency work orders in a timely manner (no less than 1 hour after contacted). 5. Other duties as assigned. QUALIFICATIONS: Education: High School diploma preferred. Experience: • Two to five years relevant property management experience preferred or related management experience. • Proficient knowledge of electrical, plumbing, Hydronic heating and plumbing associated with, appliance repair with hands on experience. Some light painting. Basic turnover skills and lock replacement and re-key. • Knowledge of environmental/industrial hazards (i.e., asbestos, lead, mold, radon) as they apply to residential housing. Skills: • Proven organizational and time management skills. • Ability to read, write, speak, and understand spoken English. Licenses: • Valid driver’s license and current automobile insurance required. • Relevant certification (e.g., HVAC, CPO) strongly preferred. EQUIPMENT: Position requires individuals to furnish their own vehicle for running errands for the property and for performing on-call duty and for other operational business. PRIMARY PHYSICAL REQUIREMENTS TO COMPLETE THE ESSENTIAL JOB FUNCTIONS (include but are not limited to the following): • Intermittent sitting, standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/ equipment, up to 50lbs.), climbing ladders/stairs, and walking on rooftops. • Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion).
