Position of Maintenance Supervisor We are a locally owned and operated real estate company in the Capitol Hill neighborhood of Seattle, specializing in the acquisition, development, brokerage, and management of commercial and multi-family residential properties. Hunters Capital is seeking a full-time maintenance supervisor who takes ownership in the appearance and operation of an 88-unit apartment community built in 2016 and is committed to providing excellent customer service to our residents. Prior experience in the apartment maintenance field is required. Schedule: Monday – Friday 8AM – 5PM, on call some evenings and weekends Responsibilities include but are not limited to: · Building maintenance on exterior and interior areas, including completing work orders in occupied apartments in a timely manner · Scheduling turns and making ready apartments; which includes painting, general repairs, carpet cleaning/repair, housekeeping to ensure a quality product · Conduct basic to intermediate electrical such as replacing fixtures and outlets, license not required · General knowledge of various maintenance functions including and not limited to plumbing, heating, general carpentry skills, appliances, caulking, etc. · Maintain grounds and all common areas including power washing, janitorial, garbage management, etc. · Budget management and liability reporting such as; life safety, vacant repairs, property damages and common-area. · Schedules and performs preventative maintenance and records such activities · Knowledgeable of state, local and federal housing laws, codes, policies and systems regarding maintenance · Perform on-call emergency procedures as required, 24 hours a day, seven days a week · While performing the functions of this job, the employee is regularly exposed to work near moving mechanical parts, work in high precarious places, outdoor weather conditions, etc. Qualifications, Skills and Ability include: · Provide superior customer service and represents the company in a professional manner at all times · Consistently maintains a professional, courteous attitude when dealing with residents, vendors, coworkers and the general public · Good written, math and verbal skills · Excellent organization a must · Possess and continually improve technical skills in all areas of property maintenance · Knowledge of safe use of cleaning agents and equipment to perform job duties · Set an example for other team members as a self-starter, self-directing, leader, trainer, organizer and multitasker · Must be able to lift up to 50lbs, push and pull up to 100lbs daily. · Demonstrated proficiency in areas of light plumbing and electrical · Must possess a valid Driver’s License · Drug screen and background/criminal check Compensation: Bonus Potential, Competitive Salary DOE, Medical, Dental, Vision Benefits, 401k match after 12 months, free parking.
