Renovation Superintendent Job Summary The Superintendent position will manage the completion of apartment renovations across a number of properties we service throughout Central and the West coast of Florida. They will utilize software and established workflows to efficiently oversee production on site, while working out of our Orlando office. After completion of the initial training period, the position will require travel to the West Coast on a weekly basis to walk units and complete Safety and Quality Control checks. The Superintendent will be responsible for managing a production schedule and making any necessary adjustments throughout production. They will communicate with property managers, vendors and suppliers as needed. The Superintendent is the person who supervises, manages all aspects of production, and leads the onsite crew. The position may require relocation to the West Coast based on volume of work in the future. This role requires excellent customer service and people skills in order to effectively communicate with different personnel in the workplace. Given the high volume, the role requires someone with a high level of attention to detail and organizational skills. Previous construction, renovation and/or management, property maintenance or property management experience is preferred. General Job Responsibilities: • Responsible for the day-to-day construction activities • Act as primary contact for all jobsite questions • Complete pre-production measurement walks and upload measurements to scheduling software as needed • Schedule and coordinate all subcontractors and monitor their performance • Confirm upcoming scheduled items with vendors • Direct subcontractors and suppliers while onsite • Perform all purchases for required material (via purchase order and/or local hardware store as needed) • Manage the use of ancillary materials stored onsite • Log all onsite issues with daily logs • Log status of units via completion of scheduling software Todo’s function • Perform review of schedule and forecast solutions for any possible schedule interruptions • Perform quality control and safety spot checks weekly • Problem solve issues that may arise, escalating issues as needed • Walk property with onsite management to obtain final sign off document • Make decisions that are within budget and schedule • Plan for staffing, equipment and supply needs and requirements • Complete due diligence sales walk Job Requirements/ Minimum Qualifications • Bi-Lingual (Spanish) is a Must • High school or GED level education required • A minimum of 2 year of related construction foreman or construction supervisory experience • Must be comfortable conducting daily job tasks via internet-based company software’s • Must possess a valid driver’s license • Must have reliable transportation to get to all jobsites, a Truck is highly recommended • Ability to lift a minimum of 50-100 lbs • Ability to work out of town on a frequent basis and/or relocate based on job location • Superior organization and time management skills • Possess excellent customer service and people skills • Strong ability to meet deadlines and work well under pressure in a fast-paced environment This is a full-time position with paid time off benefits and a starting salary of $50,000 -$55,000 a year with eligibility to receive incentive bonuses.
