I am looking for a general handyman for small jobs and property maintenance. You don't have to be able to fix everything yourself, although that would be helpful... What is most important is that you are physically available to arrive at the property at short notice and that you communicate well, are honest, trustworthy, and accountable. If being available at random times and making excuses for not showing up is something you think you might do quite often, please do not respond to this ad. You need to be local to the area of Coral Gables so that a simple trip for a small reason is not a big deal. This is a very long term role and should be a great way to make a little extra money on the side. These are rental income properties for the investor's retirement so this job will be needed far into the foreseeable future. I have 2 vacation rental properties, one just east of coral gables and I also just purchased another 6 suite complex in Dania Beach but if this location is too far, I can find a separate individual for that property. I am looking for an individual who can respond to random guest complaints and physically take care of issues. I have an assistant that would relay the guest complaint to you through WhatsApp and I would need you to physically drive to the property to see how this can be fixed as soon as possible after the complaint. For example... the past incidents that have occurred that would have required your help would be: Current: The digital doorknob is broken due to water damage and I have purchased a new digital deadbolt and doorknob to replace the broken one. The new deadbolt and doorknob are on location and I would like you to simply install them and also program the digital deadbolt. 1) A/C window unit is leaking: Solution: a drill was used to bore a hole in the metal underneath the A/C to drain the leak. -A long term solution of moving this a/c to another section of the wall needs to be hired... this would be something you could be hired to do separately and have the first bid to complete for extra money. 2) Guest complained that the refrigerator was not functioning... Solution: This was a simple fix of defrosting the frozen freezer. 3) Guest complaint: the sink is leaking: Solution: loose piping under the sink was screwed incorrectly after a plumber was called. 4) Theft: The guest stole 3 Amazon Firestick streaming devices and broke a tv. Solution: I bought a tv from best buy 1 mile away... which you would pick up and install the new tv on the wall and take away the old one. Solution: I bought 3 new streaming devices and had them shipped to the house, which you would have unboxed and connected to the TVs. I would have asked you to glue the new devices to the tv with epoxy to stop future theft. So you can't be completely clueless when it comes to understanding technology as well as problem-solving. 5) Sink was loose in the bathroom: Solution: caulk/glue added 6) window unit a/c was dirty: Solution: The a/c filter was removed from the unit and cleaned properly and put back properly. 7) Yard cutting/maintenance: there are 2 yards (1 pays $30 per cut and the other pays $40 per cut, additionally.) 8) Clogged toilets or showers: Solution: Snake the drain/water jet the drain from the roof. 9) Roof leak: Solution: laid down a coat of Rubberized Wet Patch Roof Leak Repair. It is a flat roof. 10) Power outage: Solution: flip fuses back to on... call a professional electrician to replace fuses and more evenly disperse power to stop the continued fuse tripping. Payment will be determined together through a discussion of what works best for you and me. I want you to feel happy with the payment for your appropriate time and effort. I have an expectation right now of what I believe to be around $230 a month based on minimal activity requested of you... but payment can be made on a job by job basis to start... meaning we can set a fee for you to be paid for every time you have to make your way physically to the property for service. I will suggest we start at $40 per visit and then calculate after a month if we should continue with a salary or on a visit by visit payment. Due to the high turnover of guests, we are in constant need of service repairs, so you would be first in line to quote your services for larger maintenance jobs as well.
