RESPONSIBILITIES: • Perform preventive maintenance, repairs, inspections and janitorial services as assigned • Responsible for the daily repair and upkeep of the property. • Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times. • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company. • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents. • Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times. • Responsible for courteous, efficient response at all times. • Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. • Responsible for thorough knowledge of management company policies and property community policies. • Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager • Other projects and responsibilities as assigned by Management. • Distributes notices and communications to residents as necessary. • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services. • Assist with the inspection, repair, and installation of sprinkler systems. • Assist Maintenance Supervisor in diagnosing and solving maintenance issues in exterior and common areas ranging from plumbing, electrical, general carpentry, appliances, HVAC, and pool. • Job requires constant need to be on feet, working outdoors in all weather conditions, and ability to perform physical activities including, but not limited to: bending, kneeling, climbing stairs, reaching above shoulder, grasping/gripping/turning, climbing ladders, lifting/carrying equipment, supplies, other materials, and painting.
