Description Maintenance Technician is a non-exempt position providing general maintenance and related support to offices, buildings, and residences. Performs related duties as assigned. Essential Duties and Responsibilities Responds to reports of maintenance issues or requests for assistance on a wide range of facility and/or residential issues and needs. Performs maintenance and repair triage, submits requests for service to appropriate vendors and contractors. Obtains quotes or bids for purchases or projects, as directed. Provides labor for moving and transporting of furniture and equipment. Updates work logs for specific site requirements; activates and deactivates building alarms; responds to maintenance urgencies during and after regular work hours; maintains clean, safe, and orderly work environment. Performs maintenance and repair tasks to buildings, residences, and exterior grounds such as minor carpentry, electrical, plumbing, masonry, and painting. Performs minor repairs to furniture, floors, showers, sinks, walls, roofs, and carpets. Performs maintenance on hardware such as door and locks, hinges, cabinets, desks, closets. Changes HVAC filters and programs thermostats. Performs service and repair to major appliances and kitchen equipment. Demonstrates professional and cordial conduct at all times. Contributes to a friendly work atmosphere that ensures safety and promotes a positive, supportive environment that strives to meet the needs of every individual served. Requirements Qualifications This position requires the skills and knowledge of basic maintenance including carpentry, heating and air conditioning, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair, and minor electrical repair. Must be capable of using maintenance tools in a safe and effective manner, including electrical and gasoline power tools. Must possess general knowledge of building codes and basic math skills (ability to add, subtract, multiply, and divide). Must be able to communicate clearly, in writing and verbally, and have adequate experience with computer technology, such as working on desktop computers and mobile devices. A valid driver’s license and acceptable/insurable driving record, and ability to operate a motor vehicle to safely transport tools and materials. Ability to pass a basic background check, including criminal record history. Ability to follow safety standards and protocols that actively contribute to the safety of others. Ability to organize time and materials, and prioritize tasks. Education and/or Experience This position requires five years of maintenance experience and a high school diploma, or an equivalent combination of education and experience. This position requires the possession of (or ability to pass and acquire) the OSHA 10-Hour Training and Certificate of Completion. Physical Demands Regularly required to sit, stand, walk, use hands to finger, handle, or feel objects, tools, or controls, reach with hands and arms, climb or balance, stoop, bend, kneel, crouch, or crawl; and lift or move heavy objects, often more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and the ability to adjust focus. Able to read and interpret documents such as operating and maintenance instructions and procedure manuals. Able to perform basic arithmetic calculations. Able to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Able to work in tight spaces such as crawl spaces or attics, or overhead such as on ladders. Work Environment Often works in outside weather conditions and is exposed to wet, snow, ice and/or humid conditions; or very cold conditions. Occasionally exposed to dust, odors, oil, fumes and noise.
