HELIX WATER DISTRICT, La Mesa, CA (located in East San Diego County) is seeking a Facility Maintenance Technician to join our team. The Facility Maintenance Technician is a non-exempt, journey to advanced journey-level class. Under general supervision, performs and oversees a wide variety of skilled tasks in the inspection, main­tenance, repair and construction of district facilities, grounds and associated equipment and machinery; and performs other related duties as assigned. OVERVIEW OF RESPONSIBILITIES: Provides customer service by responding to requests from staff, vendors and visitors. Conducts routine inspections of facilities to ensure systems and equipment are operating properly, efficiently, and meet regulatory and district standards and specifications. Actively addresses safety, maintenance or repair issues as needed to include removing debris, sweeping and organizing, removing graffiti, removing and installing signs. Schedules and performs a variety of tasks involved in the inspection, monitoring, preventive maintenance, diagnosing, troubleshooting, and repairing and servicing of buildings, facilities, grounds equipment, components, and machinery associated with the building maintenance including plumbing, electrical, and heating and air conditioning equipment and ventilation fans. Inspects and cleans air vents and replaces HVAC filters and belts. Oversees and assists outside vendors with HVAC equipment repairs and replacements. Develops preventive maintenance procedures and schedules to ensure effective and reliable operation of HVAC, lighting, alarm, elevators, fire and security alarms and other facility equipment and systems. Performs plumbing installation or repairs to include potable water and sewer lines, faucets, water heaters, toilets, showers, etc. Glues and solders pipe fittings/joints. Clears clogged drains and drain lines. Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps. Performs minor electrical work including electrical LOTO, troubleshooting, electrical outlet, light switch, light bulb and ballast replacements, LED upgrades, wire tracing and motor control repairs/replacements. Prepares, installs and patches/repairs a wide variety of interior and exterior building surfaces. Cleans and inspects surfaces, mixes paint to match existing colors, textures and finishes. Uses hand and power tools and equipment, such as airless sprayers to apply paint and textures to building surfaces. Inspects, patches and makes minor repairs to various types of roofing materials. Coordinates and performs minor cement, masonry, plaster or brickwork, concrete forming, finishing, coring and drilling. Installs and repairs linoleum, tile and carpeting. Sets up and troubleshoots audio/visual equipment. Installs, repairs and assembles office furniture. Assists in monitoring the district’s security system including programming security schedules and timing devices. Makes oral and written reports of work performed, including maintaining detailed spreadsheets and documentation; maintains a preventive maintenance software program. Responds to emergencies after hours and on weekends as necessary. QUALIFICATIONS: The ideal candidate will possess excellent communication skills, the ability to work collaboratively with various departments, exercise independent judgment and initiative with minimum supervision. Qualified candidates will have a minimum of four years of skilled journey-level experience in building and facility maintenance or other related trade in addition to training and experience substantially equivalent to graduation from high school or GED equivalent. Candidates must have a valid Class C California driver’s license and ability to maintain insurability under the district’s vehicle insurance policy. Possession of or ability to obtain valid CPR/AED and First Aid certification within six months and maintain valid certification thereafter. Possession of or ability to obtain forklift certification within six months and maintain valid certification thereafter. Possession of a certification such as Building Owners and Managers Institute (BOMI) Building Systems Maintenance or equivalent are highly desirable.
