[BIDS PENDING] I do business fairly and expect that to be reciprocated. Work taken on is done so with an expectation that you will not only dedicate reasonable time to make steady progress towards completion, but that you will also communicate regularly on progress and provide photo documentation of phases being completed. Large jobs will be broken into draws and a general outline of what you will need to get started and your thoughts on how to structure work and draw payments will be considered. Large payments of thousands of dollars are only given to people who provide me with a copy of a current photo ID and three references. A contract will be signed outlining the work to be done as well as the expectations of the parties. Jobs are to be done in a competent, workmanlike manner; if you are unable to complete a particular task just say so and I can find another contractor for that portion of the work. The final draw / payment will not be issued until the work is completed pursuant to the terms of the agreed upon contract. Each job is bid with the idea that at the conclusion you or a sub will do a final cleaning that includes wiping down all doors and surfaces, clearing away spider webs from the interior and any outer entryways and walkways. Floors with hard surfaces should be swept / mopped, and carpet should be vacuumed. By the time the final inspection is done it should be ready for pictures for a sale listing. Make sure all doors shut and latch. Make sure all windows open and close. Make sure no obvious eyesores when you are finished. Light switch and outlet covers should be on each switch and outlet. Upon completion I expect the property to be clean and free of debris, including the yard. I've noted things I think are needed to get it 'move-in' ready; if you see other things to be addressed in order to get it in that condition let me know right away, preferably at the bid stage. During repairs, if additional necessary work is uncovered that was not previously anticipated I need to know ASAP and make detailed notes and pictures and provide them to me with your cost estimate to address the extra work. It should be in writing or an email with detailed information about the scope of the extra work, cost, and time delays. For the property address, please contact me directly via email. Below is the list I have started for work I need done on the Summerville property. a. Fix floor falling in just inside the front door b. remove storm door and replace front door c. install carpet / padding throughout (except in kitchen and bath, which need new linoleum ) d. paint ceiling in living room e. install counters in kitchen (w/ sink and plumbing included) f. install light fixtures throughout where needed (I think g. tack up ceiling where it is falling down / loose in carport h. pressure wash carport i. prime & paint closet in master (?) where the back wall of it is brown raw looking wood [not wood paneling] in the room next to the carport, and prime and paint other closet with fading white paint on the wood paneling j. install vanity in bathroom k. new toilet installed in bathroom l. killz and paint ceiling in bathroom m. install mailbox n. there is a dead tree to the right of the house that should be pushed off in the woods o. final cleaning
