The Maintenance Technician II shall be responsible for on-going upkeep and maintenance of all Agape of Appleton, Inc. facilities. This position requires general knowledge in fields of electrical repair, plumping repair, appliance repair, and building construction. Maintenance Technician II works under the direct supervision of the Maintenance Coordinator. QUALIFICATIONS A high school diploma is preferred Demonstrated experience as a maintenance technician Experienced in operating a variety of equipment, including snow blowers, lawn mowers, and small hand tools Excellent problem-solving skills Must be available for emergencies Must be able to effectively diagnose/trouble shoot household appliance problems Must have basic experience in residential building construction or residential remodeling Will be required to provide their own basic tools Must have a good working knowledge of residential electrical systems Be dependable, punctual, and have good attendance Must have a valid driver's license and clean driving record Must be able to perform quality work and work independently OBJECTIVES · Provide quality maintenance repairs and preventative maintenance in all Agape facilities · Keep the Maintenance Coordinator informed of maintenance needs on a timely basis RESPONSIBILITIES · Patch and Paint interior and exterior building surfaces · Repair furniture · Repair appliances · Repair or replace plumbing fixtures including sinks, toilets, water heaters etc. · Repair or replace electrical equipment such as switches, light fixtures, outlets, HVAC, · Move furniture · Repair building structures such as doors, windows, siding, roofing, sidewalks, driveways etc. · Perform lawn care to include mowing, weeding, edging, trimming turf repair etc. · Trim or remove trees · Perform snow and ice removal using snow plow, snow blower, shovel etc. · Be available for emergency maintenance needs · Drive company vehicles including hitching/unhitching and pulling trailers and equipment · Assist with remodeling and rebuilding projects using standard construction techniques · Adhere to all policies and procedures established by Agape of Appleton, Inc. · Be available to work varied hours/schedules. Usual schedule to be Monday through Friday. · Purchase small maintenance items as needed with company funds · Use safety equipment appropriate for each job such as protection for eyes, ears, hands, feet etc. · Provide Corporate office with detailed receipts of expenditures · Other designated duties as assigned by the Maintenance Coordinator PHYSICAL REQUIREMENTS · Must be able to lift, push, pull, carry, crawl, kneel, bend, climb, reach with hands/arms, and walk · Occasionally lift and/or move up to 50 pounds or more · Ability to travel to various programs for maintenance purposes WORK ENVIRONMENT While performing the duties of this job, the employee regularly works in our participant’s home or in an office environment with air conditioning/heat. This employee typically works in outside weather conditions, potentially exposed to wet and/or humid conditions, toxic or caustic chemicals, or extreme heat.
