Job Title: Project Manager Department: CBI Residential Construction Reports to: COO Positions Supervised: Field personnel Status: Full-time Fair Labor Standards Act (FLSA) Classification: Exempt Position Summary: The Project Manager works with the Site Supervisor to managea subdivision and/or construction site(s) from inception of the project through completion. He/She is highly skilled in many aspects of construction, but places the customer first and foremost. Primary Responsibilities: · Assist the Pre-construction Manager at inception of project to include: Permitting, Budget input, Buyout and Schedule. · Monitor budget and regularly report to COO for Budget vs. Actual progress · Coordinate and regularly meet with the project Site Supervisor to facilitate the construction of each home. · Keep COO informed of schedules and production status. · Order materials, supplies and schedule deliveries. Review w/ SS to reconcile against invoices. -Review, implement, monitor proposed change orders (PCO’s) through our customer service representative. -Review, approve and process invoices to ensure accuracy and correct job costing information. -Provide feedback to our customer service manager, COO. -Assist SS to prepare preliminary punch list(s) and coordinate w/ SS for a timely PL completion. -Work with Site Supervisor to implement and enforce our written safety program. -Work with entire SFH construction team to meet or exceed Chinburg Home’s Quality Standard. -If skill allows assist in the siting of proposed homes. Knowledge, Skills and Abilities: -Excellent written and verbal communication skills. -Ability to disarm customers, as needed. -Demonstrates a high sense of urgency with the completion of tasks. -Superb attention to detail completing assigned tasks within identified time frames delivering a quality, accurate work product. -Ability to work independently as well as collaboratively with team members. Highly organized, dependable and detail-oriented. -Adept at learning new skills. -Proficient at many trades, recognizing quality installation’s -Able to trouble shoot, when an issue arises. Other Requirements: -Bachelors Degree Preferred -10+ Years Experience -Must possess a valid driver’s license, have reliable transportation and acceptable driving record. -Ability to complete training's as required by the company -The Core Competencies that we seek in every member of the Chinburg Team are: Time Management: Completes short and long term projects on time and shows ability to respond to changing demands while doing so.
