Company Description: Established Property Management Company is seeking an experienced Maintenance Technician to work at one of its premiere apartment communities in Key West, Florida. Job Description: This position functions in a support role to the Property Manager, works as a team participant with other property staff and ensures the safety, appearance and operational standards established by the Company. Responsible for various hands-on maintenance duties necessary to maintain and enhance the value of the apartment community, diagnosing problems and making repairs in areas such as HVAC, electrical, plumbing, painting, flooring, carpentry, dry walling, appliances, and grounds & landscaping. Handles Resident service requests for repairs and improvements of vacant apartments to a market-ready status. Technically adept people who are self-motivated to get the job done efficiently and effectively with minimum direct supervision will thrive in this position. Job Responsibilities: • Working field knowledge in the following areas: A/C, Electric, Plumbing, Appliance, Changing Locks, Make Ready Punch Lists, Carpentry, Landscaping, and Curb appeal. • Excellent communication skills and ability to work with Management Team and Residents. • Ability to plan ahead – verifying supplies, scheduling task priorities and getting work completed in an efficient and timely manner. • Ability to solve problems – technical troubleshooting and successful resolution. • Ability to set goals and create a plan to meet them • Ability to recognize when a job is above their skill level and requires the expertise of somebody else. • Time management skills–meeting deadlines, hitting goals. • Ability to take direction from Management (attitude, comprehension) and work well with Management office staff and Residents. • High level of safety awareness. • Works well under pressure. • Responsibilities will include occasional work at other properties in the Key West area. Qualifications: Qualifications include, but may not be limited to: • Candidate must have a good work ethic, positive attitude, and be able to converse in English. • Candidate must have good troubleshooting skills – ability to problem solve and figure out why equipment is malfunctioning. • Candidate must have general maintenance trade skills to be able to complete general interior and exterior repairs. • Physical Endurance – this job is physically strenuous and requires the ability to stand, lift, climb, bend, push, pull and kneel. • Communication Skills – Candidate must have healthy interpersonal and communication skills. • Organizational Skills – Candidate must be able to keep track of multiple work orders and repairs and be able to communicate with Management Staff to be able to prioritize all work. Additional Information: Compensation is based on demonstrable skill level and experience. Bi-Weekly pay schedule. Benefits package available for full-time employees. Company is a Drug-Free Workplace.
