As our HVAC-Certified Maintenance Manager, you must demonstrate expert maintenance skills, strong leadership and interpersonal skills to support our small service team at a community of 116 rental apartment homes in Hyattsville, MD. The position will be primarily on-site to perform necessary service and repairs inside vacant and occupied apartment units and in the interior and exterior common areas of the community, under the direction of the community manager. In addition to general maintenance work, your responsibilities will include turning vacant apartments, organizing and preparing supply needs, supervising contractors on site, completing building inspections and assessing preventive maintenance needs. This is a full-time position. Work hours are Monday-Friday 8am-5pm, but 24/7 emergency on-call responsibilities will be required. Duties & Responsibilities: — HVAC diagnostic, repair and preventative maintenance, HVAC/EPA certifications required. — Electrical light repairs, general install and troubleshooting experience — Plumbing - main and supply line water and drain repairs, fixture and diverter installations, operation of drain auger — Appliance Repair -troubleshooting and replacement of parts — Painting and drywall experience needed to complete work orders, patch repairs and updating vacant units — Light carpentry, door repairs, trim work, general subfloor repairs — Apartment community upkeep related to clean up, snow removal, general landscaping — Organizing of maintenance tools, inventory of supplies and planning of community needs — Supervising and collaborating with additional team members and contractors — Maintaining a clean and a safe work space — Performing other duties, as assigned on the property — Occasionally assist sister community service team members on an as-needed basis Skills and Qualifications: — 5+ years’ maintenance experience: plumbing, electrical, appliances, etc. — 1+ years' apartment maintenance experience — OSHA training certificate — Excellent customer service, communication, teamwork and leadership skills — Deadline and detail-oriented, organizational skills and familiarity with building/maintenance equipment — Can work independently as well as alongside supporting team members, can handle physical workload — Can perform administrative tasks using smartphone apps Additional information: — Will be expected to own personal hand tools for general work responsibilities; specialty tools will be provided as needed — Must have personal transportation to travel short distances for emergency calls, be able to pick up supplies/materials and/or to support nearby maintenance teams occasionally — Additional skills, training and certifications a plus — Special skill/experience related to floor sanding, roofing, asphalt/concrete work and welding, landscaping also a plus Salary/Benefits: — Opportunities for advancement may be offered to employees whose performance exceed expectations and who demonstrate a great potential for professional development — Competitive Salary, based on experience and skill level — Health insurance — Paid time off — Possibility of living on-site HIRING COMPANY DESCRIPTION: J.
