Swift Properties is a fast-growing real estate investment company located in Des Moines, IA. We own and operate over 200 residential rental homes in the Greater Des Moines Metro area. They are a combination of multi-family and single-family residences. We are searching for a highly motivated Maintenance Technician willing to go the extra mile to help provide our residents a safe and comfortable place to live. Schedule: Mon-Fri, 8 hours a day. Flexibility is available in start/end times, but majority of the day is expected to be in the 8-4 time frame. Some evening and weekend on-call hours are required (shared rotation). Roles and Responsibilities: General routine maintenance requests from residents including minor electrical, HVAC, plumbing, painting, light carpentry and general landscaping. Prepare and turn vacated rental homes within a short period of time. All vacated rental homes must be made ready and repairs done in a timely and impeccable manner. Assists in scheduling and completing preventive maintenance and capital improvements for buildings and building equipment. Walks properties at regular intervals to ensure all property rules are being followed and that the property is clean, orderly, and in good maintenance condition. Diagnoses problems AND replaces or repairs parts, tests, and makes adjustments. The right person for the position would have the following experience/qualities: Excited to work for a growing company and willing to take on new challenges. Experience with basic hand and power tools. Ability to manage work orders, email, calendar, etc. via a smart device is an absolute must. Self-motivated – Work orders will be assigned with the expectation that they will be completed in a timely manner with little oversight. HVAC certification would be a plus but is not necessary. Willing to train the right candidate. Knowledge of basic plumbing, electrical, carpentry, painting skill, etc. PHYSICAL REQUIREMENTS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds.
