Maintenance Tech needed for student housing facility Basic Purpose Responsible for preparing units for new residents, maintaining facility and additional maintenance responsibilities including painting, caulking, grouting, repairing/replacing P-tacs. This position is responsible for all of the following: • Completing light maintenance repairs in order to prepare units for new residents • Completing maintenance requests on occupied units including, but not limited to, plumbing repairs and replacements, painting, P-tac repair and maintenance • Performing maintenance in leasing offices, laundry room and kitchen. • Assessing extraordinary maintenance required for the property • Responsible for depositing ice-melt and shoveling snow as necessary during inclement weather • Ordering maintenance materials, supplies, and products for the property with the approval of the Property Manager • Repairing carpeting • Determining and communicating to the Property Manager any supplies necessary to prepare for new residents • Caulking around sinks, bathtubs, and cabinets in both vacant and occupied units (as needed) • Repairing/replacing floor tile (as needed) • Completing work orders in occupied units related to painting, caulking, or grouting • Touch-up painting in occupied units or common areas around property as assigned by Property Management • Patching or repairing holes in walls or ceilings • Repairing or maintaining unit door locks • Completing all job related tasks assigned by Property Management Job Requirements: • Valid driver's license and reliable transportation • Related training/experience in maintenance and painting residences. • Available for on-call maintenance emergencies • Must be able to read and write instructions, short correspondence, memos, service requests, and to converse with residents, co-workers, and vendors in a professional manner. • Must be able to successfully complete a pre-employment background investigation including criminal record search, employment verification, and drug screen Physical Requirements: • Must be able to stand, walk, climb stairs; use hands to grasp, or feel objects; reach with hands and arms; stoop, kneel or crouch • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. • Employees must be physically capable of moving appliances (washers, dryers) with the assistance of an appliance dolly. • Employees may also be required to lift heavy objects up to 75 pounds with the assistance of a dolly and another employee. • Must be physically capable of removing, repairing, and reinstalling: light fixtures, doors, sinks, bathroom stools, washers, dryers.
