The Maintenance Supervisor is a key part of our community’s success. From HVAC to plumbing to a fresh coat of paint, you will have a hand in every apartment and every resident’s satisfaction. Your superior organizational skills and attention to detail will be utilized to attend to residents’ needs, manage service requests and apartment turnovers to ensure the work is performed timely — all while leading by example by modeling high standards and managing your time effectively. Your strong technical skills will be utilized to identify and diagnose problems and perform a variety of service requests. WHO WE ARE A Luxury Apartment Building in Downtown Newark We are a 40-unit residential building. We Have Long-Term Unfurnished and Short-Term Furnished Units There will be long-term tenants and short-term tenants with higher turnover. A Small Team We are a small but mighty team. WHAT YOU’LL DO Repair and Enhance the Community. You’ll be responsible for repairing and maintaining all plumbing, electrical, HVAC, appliance, carpentry, and painting needs at the community, hiring outside professionals as needed with approval of the General Manager. Implement and Manage a Scheduled Preventative Maintenance Program. Monitor the maintenance and up-keep of all mechanical equipment in the building including water heaters, HVAC units, filters, elevator systems, etc. Create and Maintain a Make-Ready Schedule. You’ll monitor apartment vacancies daily and initiate the turnover process with painting, cleaning and repairing. Build Rapport with Residents. You'll make positive connections with residents by offering a smile and a greeting when you see them and making them feel comfortable with you as you make repairs in their homes. Notice the Details. Complete daily property walks and regular community inspections to proactively recommend necessary repairs or replacement of any interior or exterior areas on the property. Overall Upkeep of the Building. Including removal and putting out of trash 2x per week, recycling 1x per week. Cleaning spots that need touching up before the cleaning crew comes in. Inventory Management. Including Supplies, Furniture, Tools, Equipment, etc. Have Tools. You’ll have your own tools. We have supplies at the building, but if you have your own tools to use, that is helpful. REQUIREMENTS At least 3-5 years of hands-on General Maintenance Experience 1+ Years Supervisory Experience Adaptability, Multi-Tasking and Sound Decision-Making abilities are Required and Essential to the success of this role Daily Schedule is Monday-Friday from 8am-5pm, but you must have availability to work a flexible schedule, including on-call responsibility for after-hours emergencies Reliable and consistent form of daily transportation to and from work, including after hours for emergencies General Use of Microsoft Office/Computer proficiency and frequent daily use of / proficiency with a smartphone with updated software (either a personally owned or company-issued device) HVAC: Basic Repairs, Cleans, Replace, etc. Plumbing: Repairs, Replace Parts, Installation Painting: Drywall/Plaster Repairs, Painting Electrical/Appliance: Lighting, Wiring, Power Circuits, Replacing Switches, Moving/Replacing Appliances Must able to lift 50LBS and stand for 8 hours Reports to: General Manager Pay: Starting at $23/hr (dependent upon experience) Benefits: Health, Dental, Vision, Life Insurance, Vacation Time, Cell Phone Allowance
