About Us Allegheny Partners is a boutique management firm in Roanoke, Virginia focused on creating unique integrated lifestyle developments throughout Roanoke’s vibrant downtown community. We are seeking a highly dependable and detail-oriented maintenance technician. Basic Functions Serve as on-site maintenance technician for all managed properties. Perform maintenance, ground care, and custodial duties as assigned. Job duties will be primarily driven by work order requests from tenants. Other responsibilities will include communicating problems, providing day to day coverage, and rotating on call for emergency duties. Must be able to work independently and take ownership of responsibilities. Must be personable with exceptional customer service and communication skills, possess a positive attitude, and demonstrate attention to detail. Major Duties and Responsibilities • Common area maintenance including, but not limited to, changing light bulbs, replacing ceiling tiles, janitorial services, and daytime and nighttime emergency coverage • Drywall repair and taping, plastering and sheetrock repair, mixing plaster and mudding, removing old plaster and lathing, sanding • Painting and painting preparation • Rough carpentry and simple finishes • Minor plumbing and electrical repairs that do not require a license • Preventive maintenance such as inspecting plumbing fixtures for leaks and needed repairs, checking drain lines to ensure they are free of obstruction, checking appliances for proper operation, testing light switches and electrical outlets • Plumbing including repairing or replacing faucet washers, seats, stems, spigots, valves, hardware; toilets, tubs/showers, sink repair; troubleshoot and repair water leaks, replace and/or repair flush valves, flush tank hardware; and clearing clogged drains and lines • Ensure apartments are move-in ready according to Allegheny standards • Other tasks as requested by Director of Facilities or Management • Utilizes a wide range of powered and non-powered hand tools including drills, sanders, sewage line cleaners, saw, hammers, pillars, screwdriver, wrenches, and volt-amp meters • Provide scheduled rotating on-call 24-hour coverage as assigned • Install electrical appliances • Purchase approved repair and maintenance materials as required; pick up ordered materials • Identify and communicate maintenance needs and maintenance progress to Management and Property Managers Benefits • Health Insurance • Dental Insurance • Vision Insurance • PTO • 8 Paid Holidays Qualifications • Valid Driver's License • Must be mechanically inclined • Background in building maintenance and repair or general contract labor • Excellent customer service and communication skills • Proven proactive approach to problems with a solution focus • Must be prompt and dependable • Must be able to work independently and be a team player
