Maintenance Man/Handyman Position DescriptionWe are a luxury condominium complex that consists of 240 units and maintains a 40 percent occupancy rate for most of the year. We are looking for a skilled, hard-working, self-starting Handyman to assist our maintenance department in maintaining our common elements of the property as well as the grounds and associated community spaces. We pride ourselves on sustaining excellent curb appeal as well as providing our residents with a safe, beautiful place to live and enjoy themselves. Your job responsibilities will include the maintenance and upkeep of building exteriors, common element plumbing and electric, irrigation system, pool, tennis courts,clubhouse other important facets of our business. We are looking for a full-time/part time employee M-F, with a 30-minute lunch break.Examples of Maintenance Man/Handyman responsibilities Develop a comprehensive multi-year maintenance schedule for all mechanical systems, regular maintenance activities. Track all activities to ensure on-time completion. Inspect all community space daily to identify problems with litter, mechanical failure or breakdowns. Provide triage capabilities for our association’s elevators and other mechanical systems. Simple drywall repair: includes filling in small holes, retaping split seems caused by building settlement, and minor dings from normal wear and tear. Simple electrical repair: including the replacement of light bulbs, GFI plugs, exterior lighting, emergency exit lights. Simple plumbing repair: including clearing drain blockage, replacing leaky faucets and shutoff valves.  Exterior painting of stairs, halls and doors. Ensure the parking lot and sidewalks are free from litter and debris  Maintain sprinkler system (irrigation repair is a plus). Provide tenants with advice and guidance on maintaining their apartment homes. Respond to requests from property managers and maintenance services as needed Required Qualifications: Have excellent communication skill in English. Have a valid driver’s license, and vehicle insurance. Be willing and able to take direction well. Be a self- starter and execute task in a timely manner.  Be able to pass a criminal background check, motor vehicle background check. Have a great work ethic, attitude, and to be on time to work.
