Maintenance Manager needed for a Nashua-based property management company to oversee all turnovers, repairs and upkeep operations of the company’s property management portfolio. This role will report to the Portfolio Manager. The ideal candidate will have a solid understanding of plumbing, carpentry, electrical, HVAC and appliance repairs. This is a hands-on working manager position. Duties and Responsibilities: • Supervise maintenance personnel and establish priorities in maintenance schedules to meet turnover requirements and support the company’s overall business operations. • Provide training and continuous development on all maintenance personnel. • Perform maintenance team annual performance evaluations. • Conduct weekly maintenance personnel meetings to include review of workplace safety policies and standards (Tool Box Talks). • Carry out weekly inspections of properties to identify and resolve issues to ensure properties are kept in a clean and hygienic condition. • Oversee the completion of routine and emergency maintenance work order servicing requests and all necessary paperwork. • Assist in resident unit turnovers to make units ready for new move-ins. • Performs other duties by coordinating work with outside inspections, providing project management, ensuring safety of personnel, and performing other duties as required. Qualifications: • Proven experience as a Maintenance Manager in property management with a minimum 3 years of experience in a supervisory role. • Working knowledge of electrical and mechanical systems. • Well-versed in all maintenance processes and health and safety regulations. • The position requires 24 hour on-call availability once every four weeks. • Must have a valid Driver’s License, be a team player, good communication and people skills.
