Tri-Hill Management Inc. Looking for an Experienced Superintendent or Handyman for multifamily apartment buildings in Upper Manhattan. Must have knowledge of plumbing, carpentry, light electrical, sheetrock, plastering and painting. Tiling experience is a plus. Ability to speak Spanish is a plus. Monthly Metrocard provided This is a full time position and requires you to be on call 24/7. Responsibilities include, but are not limited to: Performs daily janitorial and maintenance services in assigned building(s) Complete work-orders as assigned by the property manager and/or designated supervisor. Complete daily work orders and other assigned tasks. Turn in completed paperwork at the end of each shift. Responsible for ensuring overall compliance of all equipment and systems; HVAC, electrical, plumbing and boiler Troubleshoots, repairs or replaces HVAC/Heating equipment controls; installs, repairs, and replaces all plumbing fixtures, piping and systems Report any unusual extraordinary circumstance regarding the residents or the property. Responsible for the timely preparation of apartment turn-over. Responsible for routine tasks, such as fixing leaky pipes, painting rooms, patching drywall and fitting locks. Responsible for the timely response of all tenant service requests. Ensuring building and grounds are cleaned and maintained daily Provide on-call and after hours coverage in case of emergencies. Assist in the removal of snow. Perform any additional duties as deemed necessary. Required skills and abilities: Demonstrates general knowledge of carrying out repairs as necessary to maintain a building Demonstrated track record of working with varies building systems: HVAC, electrical, plumbing and boiler Demonstrates ability to establish and maintain effective working relationship Demonstrates ability to multitask effectively Demonstrates basic building repair and maintenance skills Demonstrates ability to communicate effectively both orally and in writing Demonstrates ability to work and interact with departments throughout the organization Demonstrates commitment to the aforementioned Mission and maintains high standards Demonstrates ability to adhere to Agency policies and procedures Demonstrated track record of being results driven, self- starter with high attention to detail and sense of urgency and customer oriented philosophy Demonstrates respect, cooperation, consideration and tact in dealing with peers, supervisors, contractors and tenants. Demonstrates ability to cooperate with the agency and the applicable State department or division licensing unit with any legally mandated inspections or investigations *Background Check may be required
