Job Title Maintenance Technician (Floating) Reports To Senior Maintenance Technician Job Summary Responsibilities include a variety of general maintenance duties at the properties, including basic plumbing, basic electrical, and other related installations, replacements, repairs and maintenance tasks. This individual is responsible for maintenance and repair of property-managed HVAC equipment including coolant, belt, filter replacement and cleaning units according to preventive maintenance. Duties and Responsibilities • Installing, troubleshooting, repairing, and maintaining of landlord maintained equipment • Performing minor roof, floor, electrical, and plumbing repairs. • Assisting with maintaining inventory records. • Any other work that may be requested of the maintenance department including maintenance of HVAC equipment. • Interfaces with tenants regarding their maintenance needs. • Responds to customer inquiries in a courteous and efficient manner, directing customers to other persons as necessary. • Perform electrical duties, including adding lights and outlets, changing light bulbs, replacing ballasts, etc.; knowledge of testers and meters, diagnose and solve problems. • Identify and mark potential hazards on the property and assess them to make determination for repair. • Performs various tasks related to grounds maintenance. • Performs preventive maintenance duties. • Will be required to lift and move objects. • Performs other related duties, as assigned. • Maintains paperwork for all maintenance requests for property as well as company-owned vehicle on daily basis (if applicable). • Parts and equipment orders are to be approved by the Property Manager. • Some on-call emergency response is required. • When required, responds to all after-hours emergency calls in a timely manner and if necessary, in person. • Other duties as assigned. • Adheres to the specific safety guidelines set by OSHA. • Complies with all Federal and Local Fair Housing regulations and ordinances. Requirements • Must have valid driver’s license. • Must have reliable transportation as job requires travel between properties. • Must have tools. • High School diploma or GED, 1-3 years of related maintenance experience a plus.
