Press release from the City of Glendora: February 10, 2021 NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that the City Council will conduct a public hearing pursuant to Title 21: §21.01.030, §21.02.040, and §21.01.50 and Title 20 of the Glendora Municipal Code via Zoom Video Communications. Route 66 and 532 Parker Drive; APNs 8639-027-900, 8639-027-901, and 8639-027-902. Applicant: Robert Artura, 501 E. Route 66 Partners LLC. Property Owner: Successor Agency to the Glendora Community Redevelopment Agency Project Description: Subdivision of 0.72 acres of land consisting of three vacant lots with street frontage on Route 66 and Parker Drive to create a development of eight (8), three-story residential townhomes within two buildings, and one (1), single-story commercial building that fronts Route 66, along with supporting community infrastructure, landscaping, lighting, common areas and parking. Request(s): General Plan Amendment to change the General Plan land use designation of the two northern parcels from "High Density Residential" to "Route 66 Specific Plan". Zone Change to change the zoning designation for the two northern parcels from "Multi-Family Residential – R3" to "Route 66 Specific Plan - Town Center Mixed Use". Development Plan Review for the approval of the project's development plans. Tentative Tract Map No. 82949 to create a condominium subdivision that establishes exclusive private areas and common area and defines ownerships that can be acquired and sold by future homeowners of the eight residential units and a commercial building. On February 2, 2021, the Glendora Planning Commission reviewed and recommended City Council approval for the above-mentioned items. Environmental: Notice is further given that an Initial Study on the project was prepared in accordance with California Environmental Quality Act (CEQA) Guidelines. The Draft Initial Study concluded that the project will not have a significant effect on the environment with inclusion of mitigation measures and a Draft Mitigated Negative Declaration ("MND") has been prepared. The public review period for the CEQA Initial Study and Draft MND commenced on November 23, 2020 and concluded on December 23, 2020. Notice Date: February 25, 2021 Contact Person: Natalie T.
