Maintenance Technician Calico Building Services, Inc. OVERVIEW: Will need to perform quality level work in the maintenance, repair, and remodeling of buildings, offices, homes, retail stores, and other facilities. Assignments involve numerous trades and skills, such as rough and finished carpentry, plumbing, cabinetry, laminate, electrical, painting and carpet tile installation. An acceptable degree of competence in several trades is expected with more than one at or above the acceptable skilled level. Assignments are varied and received in the form of written or oral work orders. Work is performed independently or in teams. Worker is responsible for determining the appropriate work methods, tools and materials for most assignments. Work is performed according to general or specified instructions from the Project Manager or Vice President of Construction Services. Work may be inspected during or upon completion. ESSENTIAL FUNCTIONS: Performs skilled work in the maintenance, repair, alteration and remodeling of buildings, offices, homes, retail stores and other facilities. Performs rough and finished carpentry Install flooring such as vinyl tiles, carpet tiles, and ceramic tile Performs bench carpentry using shop equipment, hand tools, power tools, such as drills, saws, sanders, nailers, routers, and circulars saws. Assembles, installs, and repairs cabinetry, laminate, point of sales stations, keyboard trays, etc. Installs cabinet doors, wood doors, Dutch doors, etc. Performs preventive maintenance and minor repairs on lighting systems Repairs doors, locks, latches, hinges, etc. Levels existing concrete to accept new flooring material Repairs windows, frames, tables, chairs, Paints a variety of surfaces both inside and outside of buildings Performs various plaster type work Makes routine electrical repairs to light fixtures, fans, electrical outlets, ballasts Estimates and orders materials Purchase materials at local retail locations Cleans equipment and tools Interacts with customers to determine maintenance, repair or replacement requirements Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work process, and work cooperatively and jointly to provide quality seamless customer service. REQUIRED KNOWLEDGE, SKILLS, and ABILITIES: Knowledge of: Methods, practices, tools, and materials used in building maintenance and repair work. The occupational hazards and necessary safety precautions applicable to building maintenance work. Skilled in: The use and care of hand tools and power equipment necessary to perform various building maintenance and repair tasks. Ability to: Calculate materials needed by performing arithmetic functions such as addition, subtraction, multiplication and division communicate orally with customers, clients, or the public face to face, one on one settings, in group settings, or using a telephone or radio. Observe or monitor objects to determine compliance with prescribes operating or safety standards Measure distance using a tape measure or other measuring device Comprehend and make inferences from written material Make precise are-hand positioning movements and maintains static arm-hand position to operate tools, such as electric drills, power hand saws Make fine, highly controlled muscular movements to adjust the position of a controlled mechanism such as operating levers or pedals Bend or stoop repeatedly or continually over time Make continuous or repetitive hand / arm movements Lift arm above shoulder level Work in small cramped spaces Reach high work areas with ladders and / or scaffolding and work at heights greater than 10 feet Travel across rough, uneven surfaces Move heavy objects (50 pounds or more) long distances (more than 20 feet) Work in a variety of weather conditions Produce written documents with clearly organized thoughts using proper sentence construction, punctuation and grammar Work safely without presenting a direct threat to self or others Establish priorities for own workload based upon such factors as need for immediate action, work objectives, work schedule, knowledge of future needs Additional Requirements: Some positions will require the performance of other essential and marginal functions depending upon work location, assignment, or shift The position will require the use of Calico Building Services, Inc. owned vehicles. Individuals must be physically capable of operating the vehicles safely, possess a valid California driver's license and have ana acceptable driving record. Individual must be able to be placed on Calico Building Services, Inc. auto insurance policy. Position requires prolongs sitting, standing, walking, reaching, twisting, turning, kneeling, bending, squatting, stooping, poking, prodding, and fingering in the performance of daily activities. The position requires grasping, repetitive hand movement, and fine coordination performing examinations in deliveries, in preparing reports using a computer keyboard. The position requires reading written reports and work-related documents. Acute hearing is required as heavy telephone use is utilized. Position requires the climbing of ladders, entering confined spaces, work around hazardous / dangerous work environments, lift and carry materials or equipment in excess of 50 pounds. ACCEPTABLE EXPERIENCE AND TRAINING: One year of skilled level experience in building maintenance and repair work, with an acceptable level of proficiency in at least two of the building trades.
