As Porter, you are an important part of the onsite management team. You are under the direction of the Maintenance Supervisor and Community Manager. The Porter is a team player who focuses on attention to detail and assists where needed. This position requires unmatched customer service and individuals who thrive in a customer-centric, fast-paced environment. This position will be based at Northbrook Place Apartments but assistance at other Su Development properties may also be necessary. Su Development properties are identified as Ivy Ridge, Soma Towers, Park East Apartments, Park Place Condominiums, Palazzo Condominiums. ESSENTIAL RESPONSIBILITIES: • Performs various porter/ground duties necessary to maintain and enhance the value of the community. • Primary responsibilities include the hands-on grounds of the community, including overall inspection, power washing, painting curbs, and other interior/exterior areas • Conducts a daily inspection of all common areas within the assigned area of the property. • Removes trash or visible debris. • Cleans hallways or breezeways, mailbox areas, corridors, stairways, amenity areas, curbs, gutters, and sidewalks. • Pressure washes landings, courtyards, and walkways to maintain a clean appearance. • Cleans carpets in resident apartments. • Cleans resident apartments after move-out. • Assists with seasonal leaf removal and shrub pruning if necessary. • Assists with snow removal. • Maintenance of hot tubs, fountains, pool furniture, and deck area. • Replaces light bulbs and globes in outside lighting fixtures. • Assists in inventory control and upkeep of all ground’s equipment and supplies. • May assist with emergency maintenance. • Assists the maintenance staff as needs arise with other property tasks and unit turns. • Assists property staff in distributing resident communications as needed. • Reports any problems observed on the property to the supervisor. • Performs other duties as assigned. • Works as a team participant along with the office staff to ensure the community meets the quality maintenance standards set by the Company.
