compensation: $15-$25 Depending on Experience employment type: full-time JOB BRIEF: The primary responsibilities of the MAINTENANCE TECHNICIAN involve the upkeep of the Property in order to enhance and maintain its curb appeal. The Maintenance Techinician will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner. DUTIES AND RESPONSIBILITIES Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc. Preventative Maintenance/ Safety Check exterior lighting/ maintain bi-weekly light log. Constantly and consistently observe association property and immediately report/and or initiate action to correct unsafe conditions. Ensures that storage areas (shed, garage, storage closets, etc.), remain locked when not in use. GENERAL * Physically walks the property on a frequent basis and removes litter, debris, cigarette butts and pet droppings, etc. from the grounds. It is especially critical that the following areas remain neat, clean, and free of litter at all times. Management Office Pool area (Smoke Area) Fitness Center Fitness Center Bathrooms Pathways to units Dumpster areas Recreation Areas (Tennis Courts, Picnic Areas, etc.) Walkways to and from, and in between buildings. Parking lot Removes all abandoned furniture, trash, boxes, etc., from Common Areas. Transfers to dumpster or storage area, whichever is applicable. Transfers trash and other items left outside the dumpster into dumpster. Pick-up and sweep area. Keeps dumpster doors closed at all times. Power wash mailbox kiosks, all walkways, clubhouse entranceways, etc. once a month. Maintain log. Help clean and maintain storage and shop areas. Help maintain inventory log in each shop/storage area. Submit purchase requests to management in a timely manner. Distribute management notices as necessary. Assist in keeping grounds neat and free of litter. Rake, sweep, etc.., as circumstances warrant. Assist with various physical tasks as directed; e.g. moving bulk items to bulk dumpster area, move fallen palm tree branches to dumpsters, etc. Empty clubhouse trash cans. Sweep and mop clubhouse. (offices, hallway to fitness center, clubhouse entrance, etc.) Maintain supply and cleanliness of doggie stations. Perform work area clean-up and safety related duties. Maintain daily/weekly log of tasks completed. Performs any additional duties and tasks assigned by senior maintenance tech and manager. QUALIFICATIONS Must meet all physical requirements and be able to take direction. Must be able to work with minimum supervision, follow instructions, and complete work in a timely manner with attention to detail. Work Hours: 40 hours per week if full time or up to 25 hours a week if part time. Weekly schedule may change as required. Weekends as circumstances warrant. Equipment Requirement: Required to wear back support belt and gloves as tasks dictate. Equipment/Machinery/Tools: An employee in this position must be knowledgeable and skilled in safe use and maintenance of the following tools/equipment: Hand Tools: Various wrenches, hammer, saws, etc. User - Moved Aids: Wheelbarrows, dollies, buckets, step ladders, etc. Power Tools: Blowers, Power washers, etc. Mobile Equipment: Golf cart PHYSICAL REQUIREMENTS Constant need (66% to 100% of the time) to be on feet. Have constant need (66% to 100% of the time) to perform the following physical activities: Bend/Stoop/Squat/Kneel Push/ Pull Reach above shoulder Grasp/Grip/Turning Finger Dexterity Lifting/carrying (supplies, blower, step ladder, etc.) Over 150lbs. - Rare need (less than 1% of the time) 75-150 lbs. - Occasional need (1% to 33% of the time) 25-75lbs. - Frequent need (33% to 66% of the time) 1-25lbs. - Constant need (66% to 100% of the time) NOTE: Lifting and carrying of weights exceeding 50lbs. is often accomplished with assistance from one or more persons and while wearing the required, appropriate safety equipment. Examples of heaviest items lifted include washer/dryers, A/C units, abandoned sofas, etc. REASONING DEVELOPMENT Must be able to apply principals of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions.
