Discount programs at partnered companies such as Verizon, Expedia, Office Depot and more What We Need: Ensure all work orders are completed in a timely manner based on priority. Make Ready / Turning Units in between tenants. Painting/Staining both interior and exterior applications. Working hand in hand with the Property Manager on a monthly budget review. Manage and adapt a preventative maintenance program. Exterior structural maintenance as needed. Managing coverage of a 24/7 emergency cell phone. Pool maintenance oversight. Assist in capital projects including but not limited to rehab and/or major repairs. Assist in managing 3rd party vendors including gathering 3 bids for projects. What You Need: 4 + years maintenance experience with at least 1 year in multi-family housing Experience managing maintenance in up to 300 units Experience managing/supervising 4+ employees Has working knowledge of multi-family maintenance budget, can read, manage and assist in creation of a budget Extensive knowledge of plumbing, Electrical, water heaters, HVAC & Boilers both gas and electric where applicable Extensive repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal OSHA (Occupational Safety and Health Act) Certified or willing to work towards certification if industry experience is documented. Manage and adapt Preventative Maintenance programs Should be Pool certified or willing to get certified within the first season (where applicable) Has working experience with capital projects and working with 3rd party vendors in acquiring bid comparisons/scopes Some mentoring of MM Is is generally asked of this position Needs limited oversight on day to day activities by a Mentor or Property Manager “A physical demonstration of your ability to complete the basic job duties will be required during the interview process.
