We are currently recruiting an experienced Maintenance Tech III for immediate hire to manage the daily operation of a 54-unit property in Santa Rosa, CA.
Ideal candidate would have a minimum of 3-5 years in industry experience in a hotel, apartment, hospital maintenance and REAC. Knowledge and experience repairing plumbing systems, electrical, painting, drywall, floor coverings, carpentry, locks, appliances, water heaters, HVAC, fire, and life-safety systems. Individual must have excellent interpersonal skills, organizational and PC skill required, familiar with Yardi software, Yardi Mobile, Skype and Outlook preferred.
Individual must be able to:
Demonstrate professionalism, high quality work, thoroughness, self-motivation, and organization regarding accomplishing tasks
Maintain the cleanliness, physical appearance, and curb appeal of the community in line with the established standards including general upkeep and janitorial duties
Must be able to ensure timely completion of routine repairs, maintenance requires, work orders throughout and for entire community.
Track inventory for repairs and maintenance
Responsible for turnover process
Planning and execution of all Preventative Maintenance programs such as troubleshooting for all mechanical, electrical, HVAC, plumbing, fire, and life safety.
Identify water intrusion issues, make repairs and/or monitor work completion by qualified vendor
Must be able to identify capital improvements and obtain required estimates/bids
Assist in budget preparation for maintenance expenses
Must be able to meet the physical requirements of the job
Ability to work a nontraditional schedule including evening, weekend and on call hours.
