Full-Time Vacation Rental Lead Inspector Immediate Superior: Maintenance Coordinator Summary: Primary activities are in houses, and consist of pre-arrival inspections, delivering and stocking supplies, cleaning and maintenance quality checks, inventory upkeep, and minor property care tasks such as changing light bulbs and batteries. The Lead Inspector ensures that property standards are being met and may also assist the Maintenance Coordinator in organizing the inspection schedule, tracking home inventory, checking the maintenance task list for outstanding property issues, and monitoring the status of property care tasks. List of Job Duties • Pre-Arrival Inspections: visit rental properties prior to guest arrival and, using the guidance of the Pre-Arrival Property Inspection Task List, complete the following: o Assess home condition and quality of cleaning. o Prep home for guest arrival. o Check home amenities, electronics and appliances for functionality and cleanliness. o Check plumbing - hot water, toilets clear, drains clear. o Check access – keys in proper locations, wifi and phone working. o Handle minor tasks not requiring an outdoor vendor. o Communicate issues to the office staff. o Blow decks, remove cobwebs from around front door, other ‘freshening up.’ o Spot clean, as needed, both indoors and outdoors. o Check for damages and wear and tear. o Ensure guest supplies and towels are left out. o Take photos of property and notify office when home is cleared for guest arrival. • Check on cleaning, yard care and maintenance concerns and report details to Maintenance Coordinator. • Inspect completed work to ensure it’s completed. • Inspect homes for routine cleaning and maintenance needs. • Deliver and retrieve items from homes. • Restock home supplies. • Gather requested property information and take reference photos. • Visit a property during a guest stay to deliver an item or troubleshoot/correct an issue. Examples: bring extra towels, deliver a loaner item (clothes iron, coffeemaker), replace a light bulb, test the wifi or cable. • Learn a simple property maintenance and inspection software and assist in basic day-to-day task monitoring. Skills and Physical Requirements • High Attention to Detail. • Excellent Communication Skills. • Basic Understanding of Property Maintenance. • Ability to Work Independently. • Basic use of Technology (computer, smart device, using an app, text and email, logging on to wifi, operating home electronics). • Ability to lift 30 lbs. • Comfortable using a ladder. • Ability to use property care equipment, such as a leaf blower, broom, vacuum, long-handled duster. • Must have own vehicle, valid driver’s license, and proof of insurance. Employment information • $15/hour D.O.E. plus $.52 per mile. • Work schedule: five days a week, 40 hours per week, Monday through Friday, 9 am to 5 pm • Paid vacation time accrues at the following rate: one-week paid vacation after twelve consecutive months of employment, two weeks after 24 consecutive months of employment. • Paid holidays – Thanksgiving, Christmas, New Year’s Day, Memorial Day, Labor Day, 4th of July, Personal Holiday. • Seven paid sick days per year. • After 3 months of employment – paid medical through Kaiser Permanente.
