Essential Elements: A member of the Property Services Team, the Maintenance Technician II is a vital component of our company's day-to-day impression on existing and prospective residents. This role will focus on the completion of preventative and corrective work orders and documentation as directed by the Property Manager, while providing an outstanding customer service experience. The Maintenance Technician is a team player that maintains a high level of professionalism with tenants and coworkers. As a Maintenance Technician II, you will: •Must be able to work flexible hours including early morning, late evening or weekends •Available for rotational on-call, 24-hour emergency maintenance •Responsible for preventive maintenance of buildings as directed by Facility Manager •Perform a wide range of day-to-day building maintenance duties •Perform all service requests in a timely manner with a sense of urgency when appropriate •Assist in tenant move-in and move-out procedures •Assist the Maintenance Supervisor with inventory control, and utilization of maintenance materials and supplies •Properly maintain tools and equipment •Perform routine plumbing work such as cleaning stoppages, replacing fittings, replacing batteries •Assist in carpentry and electrical work as directed by supervisor •Paint interior and exterior surfaces as directed by supervisor •Maintain litter-free properties by removing debris, sweeping, blowing and pressure washing common areas •Prepare street and sidewalk surfaces for snow and icy conditions •Perform snow removal duties, including use of small truck plow and sidewalk shovels •Complete monthly preventive maintenance schedule •Perform special projects or duties as directed by property management •Assist in monitoring all work performed by outside contractors •Perform snow removal duties at each property •Knowledgeable of all locations of power, water and gas turn-offs, plumbing cleanouts, fire extinguishers and fire hydrants associated with each property •Practice safe maintenance habits and to take immediate action in emergency situations. •Aware of each property’s surroundings and take proactive measures to reduce resident maintenance requests, and survey for any critical or potentially dangerous situations •Pay close attention to any unusual activities or safety issues, and report them to property management in a timely manner •Contribute to a positive team atmosphere and strive toward common goals •Maintain a professional appearance and display professional behavior in every situation Specific Job Knowledge, Skills and Abilities: •Knowledge of life safety systems, emergency generators, and fire panels •Knowledge of kitchen grease traps, backflow preventers, and kitchen hoods •Able to observe current procedures and make recommendation to management for improved service and efficiency •Able to prioritize work schedule and follow-up on assignments in a timely manner. •Able to communicate effectively with management, coworkers, and residents. •Able to apply, read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. •Able to understand and to carry-out instructions provided in written, oral, or diagram form. •Able to deal with problems involving several concrete variables in standardized situations. Education & Experience: •Must possess high school diploma or GED required. •Must have valid driver's license and clear driving record. •Prior experience in office, retail, or commercial maintenance is preferred.
