The positions in maintenance can include: • Grounds Keepers – Fantastic entry level opportunity while enjoying working outdoors; working on property beautification efforts. Snow removal and other off-hours project work can be required. • Make Ready Technicians – Prepare recently vacated apartments for re-lease via knowledge of residential repair/remodeling. Snow removal and other off-hours project work can be required. • Maintenance Technicians – Are responsible for emergency/unscheduled repairs to apartment homes and community property during business and off-hours. Positions require knowledge of building maintenance - residential electrical, plumbing, appliance repair, swimming pool maintenance. HVAC trouble-shooting experience is preferred, but not necessarily required. Snow removal and on-call duties may apply. All these positions are usually promotable and offer benefits and growth opportunities! Having an EPA certification (min level II) and/or a pool certification (CPO) is a HUGE plus! • Having a mechanical aptitude and an interest in learning residential maintenance is crucial. • Maintenance Technicians respond and complete residential service requests in a timely manner. • Resolve maintenance issues in the area of A/C, electrical, plumbing and appliance repair. • Grounds Keepers focus on common-area and grounds keeping tasks through janitorial and general labor efforts. • Manages records of activity in maintenance log. • Prepare vacant apartments for market ready status through turn-over repairs and improvements as a Make Ready Technician. • Maintenance Technicians demonstrate the ability to multitask and prioritize. • Provide preventative maintenance and repair on A/C and other mechanical systems as a Maintenance Technician. • Grounds Keepers will assist Maintenance team with misc., labor-oriented tasks in vacant apartments. • All levels of Maintenance Technicians are required to assist with snow removal, cleaning and maintenance of grounds, including common areas. • Performs on-call and after hours emergency services as required. • All levels of Maintenance Technicians are required to provide residents and fellow team members with outstanding customer service. • Make Ready and Maintenance Technician candidates really need to have experience with installation of ceiling fans, wall sockets and minor plumbing and electrical. • All levels of Maintenance should know how to use pressure washer, leaf-blower and experience using a paint spray guns is a plus. Maintenance Technicians Requirements: • It will be required of all Maintenance personnel to assist with snow removal tasks during inclement weather • All Maintenance personnel needs to have Valid Driver’s License • All Maintenance personnel needs to have reliable transportation and contact info • Candidates need to have job knowledge/familiarity of job applying for • All Maintenance personnel need to be willing to submit to a background check • Technicians need to share if they have an EPA certification or HVAC training • All Maintenance personnel need to have the ability to safely lift 60 pounds unassisted and can bend, stoop, kneel, reach above head, walk/be on feet for long periods of time and climb stairs • All positions may require some on-call/project work Maintenance Technicians and Make Ready Technicians will also be required to have their own tools.
