Job Description • We are looking for a Property Superintendent to undertake the responsibility to preserve outstanding condition and functionality of several commercial properties in and around the Newton/Wellesley area for a busy Newton-based property management and development firm. You will perform maintenance tasks of great variety from light construction, plumbing and electrical to interior and exterior painting, HVAC troubleshooting, light landscaping and snow plowing. We are seeking a thorough, hard-working professional with a practical mind and attention to detail. The ideal candidate will be a multi-tasker who is able to switch gears quickly in an emergency while re-prioritizing remaining work efficiently. The goal is to maintain the buildings and common areas in outstanding condition while maintaining positive and supportive tenant relationships. Full-time with benefits. Responsibilities • Daily survey of assigned buildings confirming all essential systems are operational, grounds are safe, clear of debris and very clean. • Perform light electrical (replace light bulbs, ballasts, outlets/switch, reset breaker panels). • Perform light plumbing (replace toilet, faucet, flushometer, unplug sink or toilet). • General knowledge of heating and AC systems (re-program thermostats, change filters, blow out condensate line, change condensate pump). • General knowledge of fire/sprinkler systems, schedule repairs when needed. • Perform manual repairs when necessary (fix locks, replace windows, change ceiling tiles, repair flooring and appliances). • Perform routine daily light cleaning and upkeep of bathrooms and common areas (filling soap, paper and light clean up). • Perform snow plowing/shoveling, light landscaping, painting, carpentry, and general upkeep of assigned properties. • Responsible to respond to after-hours emergencies on a rotating schedule. Other Abilities • Keen eye for detail and quality workmanship. • Ability to positively communicate with tenants and their patrons. • Ability to multitask and prioritize workload in a rapidly changing environment. • Good physical condition and strength with a willingness to work overtime/on call when necessary.
